What this job involves: This client-facing senior position supports a team of facilities associates in delivering all in-scope facility operations, services, and maintenance activities at the assigned location(s). The individual ensures client assets are operated and maintained in a cost-effective non-impacted manner while providing a safe, clean, compliant, and comfortable work environment. The Senior Facility Manager assists in developing budgets, controls costs, and coordinates service providers. He or she resolves escalated issues, drives continuous process improvement and team development in a dynamic environment, leveraging organization skills, problem solving, and creative thinking.
Your day-to-day tasks will include:
- Extensive interaction with internal and external customers is required to ensure the seamless delivery of services while meeting JLL’s goal of providing our clients with the highest level of client service available.
- Ensure the safe, reliable and compliant operations of all site in scope assets, functions, and services in a manner consistent with customer expectations, the client specific Master Services Agreement (MSA) and JLL business objectives.
- Provide leadership to establish a safety first culture and improve safety and environmental performance and ensure compliance.
- Ensure all GxP and quality related procedures applicable to JLL services are followed and that JLL or subcontractor personnel are not assigned to perform GxP tasks for which they have not completed the relevant training requirements.
- Assist with the site management plan, including alignment with KPI’s (Key Performance Indicators) and SLA’s (Service Level Agreements).
- Support the development and management of the detailed, annual operating budget(s) for each location within your area of responsibility.
- Provide the appropriate monthly/quarterly/annual reporting for operational and financial aspects.
- Export best practices to others on the account and across JLL and import ones as appropriate.
- Support the development of continuous improvement programs, processes and procedures that reduce short- and long-term operating costs and increase productivity.
- Recommend solutions and implement appropriate corrective action for major or complex maintenance and operational issues.
- Coordinate discussions with key subcontractors and suppliers regarding goal setting, performance criteria, and performance reviews.
- Provide the lead role to track and monitor customer satisfaction and increase it for location(s) in the scope of this position.
- Manage the negotiations of new and the maintenance of existing contracts.
- Collaborate with the account supply chain and sourcing team on national and regional opportunities to define scope, coordinate supplier walk-throughs, and manage national and regional supplier performance at a location specific level.
- Maximize utilization of suppliers, preferred vendors/contractors and the level of spending with diverse suppliers to meet or exceed client and JLL targets
Desired or preferred experience and technical skills:
- MBA desired.
Required Skills and Experience:
- Bachelor’s degree or equivalent work experience in facilities management with technical emphasis in mechanical and/or electrical disciplines.
- Ten years of facility management or building operations experience, at least five of which included supervisory responsibilities.
- Experience managing third party service providers for hard services (mechanical/electrical) and soft services such as janitorial, food, landscaping.
- Previous experience working in life sciences regulated GxP environments.
- Experience supporting safety and environmental programs related to facility management operations.
- Strong supervisory skills with the ability to coach, mentor and train.
