OVERVIEW
To successfully manage all phases of lease-up during the Operation Reset Initiative and prepare the leased units to transition to the operational team. Must be highly organized, able to work independently, enjoy a fast-paced environment and be willing to travel on occasion.
RESPONSIBILITIES
The primary goal is to successfully lead, coordinate, execute, and track the lease-up process for the units identified as needed to rent during Operation Reset. The Leasing Manager is responsible for understanding the affordable housing program and helping drive income-qualified applicants for both affordable and market-rate properties. This position is the direct lease-up contact, representing the Conifer Brand (Brand Ambassador) in the field and coordinating the use of all collateral. Responsibilities will include:
•Lead, coordinate, execute, and track the rent-up process as directed utilizing and managing the tracking system/property management system currently being used. Communicating regularly with the Director of Special Projects. In addition, will be responsible to hire leasing professionals in the areas where units are located to execute leasing opportunities with potential applicants.
•Utilize wait lists to achieve applicants for the units in question.
•Establish detailed leasing marketing plans designed to target income-qualified applicants for tax credit communities as well as market rate applicants. Including but not limited to planning and executing open houses, performing local outreach to agencies, attending local events and meetings, networking, etc.
•Two-Three times a week review and analysis of leasing status at lease-ups by reviewing detailed Property Management Software and Resident Screening reports. Flag possible concerns to prevent delay with lease up the delivery schedule and pivot leasing action plans to continue to drive qualified traffic.
•Follow up on any operational concerns of rent-ups. This includes completing document prep, leasing paperwork, rent-up meetings, and coordinating advertising (all other tasks on the leasing marketing collateral checklist) as needed. The staff at the property will not be part of leasing these units unless there is an opportunity to utilize them in an overtime fashion.
•As a Brand Ambassador, if necessary, have a direct line to the leasing marketing team at the home office, assisting with the coordination of all leasing marketing collateral for lease-ups and acquisitions.
•Manage the leasing department bill-back process for services as established by accounting as necessary.
•Keep current with new leasing and marketing strategies within the industry by attending conferences, webinars, etc.
•Flexibility for travel as scheduled or required – site visits, regional and corporate meetings, conferences, training, and others.
•Must be willing to travel. Hours may fluctuate to include evenings, weekends, and overnight travel for events.
•All other special marketing, and event projects as assigned.
EXPERIENCE
•Minimum 5+ years of Property Management, leasing or marketing experience required.
•Demonstrated experience in prior customer service and sales experience helpful, outreach, and relationship management experience a plus.
•Prior affordable housing compliance and market rate leasing experience preferred, including experience with or knowledge of LIHTC, HUD, Project-based vouchers, and Fair Housing compliance desired.
•Prior experience working with advertising resources and digital outlets including Social Media profiles desired.
•Interest in sales, the “close of the deal,” and marketing, event planning and coordination.
•Proficient in Microsoft Office Suite (Word, Excel, PowerPoint, Outlook).
•Prior Yardi Voyager preferred or other housing software program experience helpful.
•Strong math aptitude with some accounting background helpful (budgeting, payables, receivables).
EDUCATION/TRAINING
•Minimum associate degree in business desired; Bachelors’ degree a plus.
•Minimum High School degree/GED equivalent required.

The annual salary range for this position is $70,000-80,000. The actual compensation may vary depending on a wide range of factors, including experience, skills, qualifications, certifications, location, etc. This range also does not include additional forms of compensation such as bonuses.
