Job Description
US Finance is comprised of several teams of professionals that oversee all internal financial planning and analysis activity, economic policy and franchisee financial support for McDonald's USA, LLC. The various groups within the department work together to provide in-depth financial reporting for both the Company and its franchisees, preserve the internal control environment, and plan for the various business unit's capital, G&A and operating income goals. In addition, teams provide economic analysis on new business introductions such as menu, equipment, and operating procedures and lead the investment portfolio for assets related to Company owned restaurants.
This position offers an outstanding opportunity as the lead for Real Estate & Development Finance, which is a focus to the long-term success of the McDonald’s System with restaurant growth as a critical component of our Accelerating the Arches strategies. This includes oversight of Development Deal Analysis, Asset Management and U.S. Capital Teams as well as unlocking value through high impact special projects and broader real estate finance strategies.
Responsibilities include:
- Strong org leadership for ten-person team including setting and prioritizing objectives that drive business performance while developing talent.
- Finance lead at monthly Real Estate Committee Meetings including collaboration with US National RE Team and Field Teams for effective review and selection of annual new store openings. Work closely with Development Team around renewed focus on development spend for new stores with enhanced reporting, insights, and accountability on the development portfolio.
- In addition, oversight of financial analytics and decision making for relocations, special venues, higher exposure rebuilds, high value real estate transactions, etc. Special projects may consist of evaluating opportunities to demonstrate real estate portfolio to enhance income growth.
- Asset Management strategy including oversight of fiduciary components of lease renegotiations, close plan, Walmart and Oil Jobber strategies, excess property transactions, as well as optimal utilization of lease reacquisition program.
- Finance Leader on the Development Leadership Board enabling cross-functional partnership of key central initiatives with USRD. Members include leadership from USRD, Finance, Global Development and U.S. Legal.
- Coordinate and influence efforts from U.S Restaurant Development teams located at MHQ and US Economic Strategy team to provide timely insights for capital opportunities or pressures (policy considerations, development progress, etc.).
- Continuously assess and strengthen all aspects of real estate and development finance processes in partnership with cross-functional partners to ensure proper controls, risk mitigations, information flow, and decision logic.
- Understanding of economic policies, historical precedent and broader business dynamics when making decisions regarding new sites, land purchases, key initiatives, etc.
- Promote healthy dialogue and challenge with business negotiations when approving real estate deals both from a fiduciary and overall business standpoint to ensure we are creating the most value for the System while balancing risks and opportunities
- Lead Development Plan as well as significant U.S. Capital budget, which would involve engaging with U.S. Finance Leadership, USRD as well as Global Finance on annual plan, projection oversight, multi-year strategic planning, and accountability to accurate representation of construction account receivable and capital expenditures in the financial documents.
