Position: Regional Maintenance Manager
Location: Carolina Regional Office - Raleigh, NC
Scheduled Hours: Monday – Friday, 8:30am to 5pm, with some evenings and weekends when needed
Pay Rate: $75,000 - $85,000/year (based on experience and qualifications), plus bonus potential
Who You Are:
- Bachelor’s degree in engineering, business administration, education or facility management and/or equivalent work experience and training.
- 10+ years of experience in a supervisory role.
- Familiarity in drafting and understanding blueprints and schematics.
- Experience in preparing proposals and bids.
- Effective communication and people management skills.
- Comfortable working in a fast-paced environment.
- Working knowledge of electrical, mechanical systems, carpentry, and plumbing.
- Proficient in Microsoft Office (Word, Outlook, Excel).
- Ability to learn software platforms for work orders, billing, people management, etc.
- Valid driver’s license, reliable truck or van for work-use, and auto-insurance.
- Willing to complete a background check and drug screening.
What You’ll Do as a Regional Maintenance Manager:
- Supervise all maintenance operations within the regional office, ensuring the proper upkeep of all properties under management. This includes HVAC systems, plumbing, electrical systems, general repairs, landscaping, and more.
- Lead and manage the day-to-day operations of the maintenance team, including technicians, contractors, and vendors, to ensure optimal performance, productivity, and adherence to company standards.
- Identify and implement opportunities for new revenue streams related to maintenance services, including offering additional services to residents or clients, optimizing existing contracts, and creating new business partnerships.
- Negotiate and maintain relationships with third-party vendors, contractors, and service providers.
- Ensure that all properties comply with local, state, and federal regulations related to safety, environmental standards, and property maintenance.
- Conduct regular safety audits and maintain accurate records for all inspections and maintenance activities.
- Prepare and present regular reports on maintenance activities, project progress, and budget status to senior management.
- Track and report on KPIs related to maintenance efficiency, customer satisfaction, and cost management.
