Job Description

You’ll oversee all aspects of multiple construction projects—from planning through closeout—by leading teams, managing budgets, schedules, contracts, compliance, and stakeholder communication while resolving issues, ensuring quality and safety, and guiding junior staff.

Core Responsibilities

Responsible for overall project delivery (scope, cost, schedule, quality, safety, information management) on multiple project assignments.

Works with the key project individuals to devise and execute action plans to rectify potential cost overruns or delays, or to accommodate significant changes to the scope of work. Escalates issues as needed.

Manages design and construction through completion (closeout and warranty) in accordance with program contract and Owner’s policies.

Manages contract agreements for project consultants, contractors, and vendors.

Manages pre-bid and post-bid meetings and recommends award for client approval.

Manages all project budgets, construction schedules, design and construction contracts, documents, procedures, and controls for assigned projects.

Reviews and approves consultant and contractor pay applications and change orders.

Attends the Owner, Architect and Contractor (OAC) meetings and assures that meeting minutes during design and construction are issued by the architect and or engineer. Assures meetings are productive and meaningful.

Responsible for overall relationship with client’s school administrative leadership (principal and staff) to ensure collaboration, minimal educational disruption, cooperation, and timely communication.

Assists the architect and or engineer in the management of the permitting process.

Works with the Architect and Contractor to finalize the Certificate of Occupancy and manages the closeout process.

Responsible for coordination of all consultant and contractor activity at each job site, whether those firms are capital program contractors or third-party consultants, contractors or vendors retained by client.

Oversees the project team’s efforts on all project documentation (change order requests, Request for Information (RFI) logs, submittal logs, shop drawing submittal and approval logs, etc.)

Ensures the appropriate allocation of resources and support for the project including staff, consultants, equipment, etc.

Attends and conducts committee meetings, community meetings, progress meetings on and off site. Assures that meeting minutes are prepared and distributed.

Provides problem solving, design solutions and value engineering efforts to maximize benefits of costs, building efficiencies, system life cycles, etc.
