Maintenance Supervisor

Responsibilities:

• Supervise maintenance staff, janitorial, and groundskeeper personnel.
• Assist in scheduling approved contractors to perform approved work.
• Processes, assigns, and tracks maintenance work orders to completion.
• Completes resident service requests and preventive maintenance tasks as needed.
• Supervises and assist in the timely reconditioning of vacant units including painting, basic repairs, and cleaning.
• Ensure property grounds are well-groomed and free of litter and unsightly garbage or clutter.
• Ensure property grounds are free of weeds and overgrown vegetation.
• Responsible for supervising and documenting maintenance training program.
• Directs preventive maintenance programs including preparing property for third-party inspections.
• Performs after-hours, weekend, and holiday on-call duties.
• Maintain inventory and purchases maintenance supplies as necessary, subject to Site Managers approval.
• Snow removal including salting of main roads, walkways, and parking areas throughout community. (Where Applicable)
• Responsible for supervising and documenting maintenance training program.
• Reports directly to the Site Manager regarding all facets of maintenance-related work.

Job Requirements:

• Working knowledge of basic maintenance concepts (plumbing, repair, etc.).
• Basic knowledge of commercial/small grounds equipment and supplies.
• Must have own tools.
• Manage inventory and supplies with basic budget experience preferred.
• Understanding of employee management including motivating and directing maintenance staff.
• Strict adherence to budgetary guidelines and ability to prioritize work orders and projects based on need.
• High degree of troubleshooting and problem solving.
