Job Title:

Director, Real Estate Engineering

Pay Details:

The annual base salary range for this position in California is $155,000 to $195,000 per year. The starting pay for the successful candidate depends on various job-related factors, including but not limited to the candidate’s geographic location, job-related knowledge, skills, experience, education/training, internal value, peer equity, external market demands, and organizational considerations.

The Director of Real Estate Engineering will work directly with the VP of Real Estate Engineering and the entire Anaheim Real Estate Partners, LLC Development Team to implement the OCVIBE development project and other associated adjacent properties.  This role will provide oversight of, and coordinate with, design professionals, as well as representatives from multiple governmental and quasi-governmental agencies to obtain entitlement approval and construction permits for the project infrastructure and site improvements.  The Director, Real Estate Engineering, must be able to develop healthy long-term relationships and appropriate partnerships with project stakeholders to aid in the successful implementation of the multi-year, multi-phased masterplan.  This role must be a strong communicator, technically competent, well organized, and provide input and action for continuous improvement.

Responsibilities

Big Picture Strategy and Preparation

  • Work with Development and Construction on the timing of plans and project logistics to support operational and financial goals

  • Assist with master plan coordination, project phasing considerations, and implementation status tracking

  • Develop project-wide standards for proposed infrastructure and site improvements

  • Support district-wide stormwater quality design solutions and turnover to operations

Design Strategy Oversight

  • Coordinate plan set scope for operational needs, flexibility, and financing purposes

  • Review plans for consultant coordination, consistency, and adherence to adjacent conditions

  • Lead design oversight and coordination efforts related to earthwork management, backbone infrastructure, and vertical construction interface

  • Prepare plan packages for various district improvements, including water, sewer, dry utilities, and drainage

Contract Scope Management

  • Work with professional consultants on contracts and scopes, reviewing pricing and invoices

  • Ensure agency requirements are met with public financing

  • Develop RFPs for future work efforts

  • Review consultant change orders and provide input on proposed scope and fees

Value Add and Opportunity

  • Prepare cost-benefit analyses on upsizing, alternative materials, and evaluating different systems and solutions

  • Identify opportunities to build smarter, future-proof infrastructure, and reduce risk

  • Provide input on design adjustments to enable flexibility for future market conditions

  • Investigate new technology and innovative solutions to advance the district’s vision

Technical

  • Discuss approach, design practices, and options with engineers and construction trade partners

  • Recommend strategies to avoid conflicts in the field, such as potholing vs. reliance on as-builts or alternative routing

  • Provide input on alternatives analysis related to maintaining existing facilities vs. constructing new improvements

Liaison

  • Build relationships with municipalities and agencies to support project goals

  • Assess when to negotiate vs. when to proceed as recommended by agencies
