Summary: We are seeking a highly motivated and experienced Facilities Leader to join our team in Philadelphia. The Facilities Leader will be responsible for the efficient, safe, and reliable operation, maintenance, and improvement of our facility systems and infrastructure. This role involves a blend of technical expertise, project management, and a commitment to ensuring our operations meet the highest standards of safety, compliance, and efficiency.

Responsibilities:

System Management & Maintenance:

  • Oversee the routine inspection, maintenance, and repair of all building systems, including HVAC, electrical, plumbing, fire protection, and other critical infrastructure.
  • Develop, implement, and manage comprehensive preventive maintenance programs to maximize uptime and extend asset lifespan.
  • Troubleshoot complex mechanical, electrical, and control system issues, diagnosing faults and implementing effective solutions.
  • Supervise and coordinate the work of maintenance staff and external contractors, ensuring adherence to design specifications, industry standards, and safety regulations.

Project Management & Design:

  • Lead and participate in concept design, project scheduling, budget estimation, and code compliance.
  • Develop facilities department project design concepts, including CAD drawings and estimates.
  • Specify equipment and materials, methods of implementation, and prepare specifications for projects related to facilities systems.
  • Coordinate with material suppliers, consulting engineers, architects, and other departments to ensure project quality and timely delivery.
  • Monitor project expenditures and status to facilitate construction activities relative to budget constraints and project schedules.

Compliance & Safety:

  • Ensure all facility operations and modifications comply with local, state, and federal regulations, building codes, and industry standards (e.g., OSHA, cGMP if applicable).
  • Participate in risk assessments, safety evaluations (e.g., HAZOP), and lead incident investigations related to facility and equipment performance.
  • Develop and enhance departmental standard operating procedures (SOPs) for facility operations and maintenance.
  • Promote and enforce a strong safety culture, ensuring safe working conditions for all personnel and contractors.

Efficiency & Improvement:

  • Implement energy-saving initiatives and sustainability programs to optimize facility performance and reduce operational costs.
  • Monitor and evaluate building systems for performance and efficiency, identifying opportunities for improvement and implementing corrective actions.
  • Provide technical support to all departments as needed.
  • Keep abreast of emerging technologies and best practices.

Documentation & Reporting:

  • Prepare accurate reports and maintain detailed project records, including designs, testing procedures, and operational adjustments.
  • Maintain accurate records of maintenance work and facility modifications.

Qualifications:

Education:

  • Bachelor's degree or equivalent work experience

Experience:

  • Minimum of 3-5+ years of progressive experience in facilities management environment.
  • Proven experience in managing and executing facilities projects from concept to completion.
  • Strong knowledge of building systems, including HVAC (system design, operation, and maintenance), electrical (power distribution, generators), plumbing, and fire protection systems.
  • Proficiency in Computer-Aided Design (CAD) software (e.g., AutoCAD).
  • Familiarity with building management systems (BMS/BAS) and automation systems.
  • Strong troubleshooting and problem-solving skills.
  • Knowledge of reliability and predictive maintenance programs.
  • Excellent interpersonal and communication skills, with the ability to interact effectively at all levels of the organization and with external stakeholders.
  • Strong project management and organizational skills, with the ability to manage multiple priorities simultaneously.
  • Detail-oriented and analytical mindset.
  • Ability to work independently and as part of a team.
