This position reports to the Commercial Appraisal Manager and is responsible for performing appraisals of commercial properties and appraisal-related work on difficult and complex properties (improved or vacant) by utilizing the income, cost and market approaches to value. The ideal candidate will have previous commercial real estate appraisal experience and be equipped with excellent computer skills including the use of Microsoft Office Suite with an emphasis in Excel spreadsheets, familiarity in the use of a computer-automated mass appraisal system, knowledge of North Carolina property tax laws, and the local and regional commercial real estate market.

Purpose of the position:
The purpose of this position is to perform complex appraisal work listing, maintaining, and preparing market valuation of commercial property within the County for tax purposes.

Minimum Education, Training and/or Experience: (required at time of hire):

Associate degree in business administration or related field and a minimum of four (4) years of appraisal experience; or an equivalent combination of education and experience. 

Additional Training and Experience:

Preferred successful completion of IAAO courses: 101 - Fundamentals of Real Property Appraisal, 102 - Income Approach to Valuation, 112 - Advanced Income Approach to Valuation, 300 - Fundamentals of Mass Appraisal, 311 - Residential Modeling Concepts, 312 - Commercial Modeling Concepts and North Carolina Machinery Act. Considerable knowledge and experience working with software and databases related to Excel, Microsoft Access, Crystal Reports, PowerPoint and ArcMap preferred. 

 

License or Certification Required by Statute or Regulation:

Current certification as a tax appraiser preferred by the Ad Valorem Tax Division of the North Carolina Department of Revenue. Licensed as a
