Description
Conduct all business in accordance with company policies and procedures, Fair Housing, ADA, Fair Credit Reporting Act, and all other Federal, State, and Local laws pertaining to Multi-Family Housing.
Aide the Director of Property Management to establish annual operating and capital budget(s) for assigned territory by analyzing and evaluating financial statements, reviewing current and projected marketing information, and accessing operational reports that establish historically and forecast monthly performance.
Conduct revenue/expense analysis and provide enterprise executive reports as required.
Manage the administration and submission to Human Resources and/or Commission Payroll of all documentation for new and departing employees.
Partner with Enterprise and Regional platforms including Human Resources, Marketing, IT, Operations and Accounting to ensure timely responses to project and request for information.

Meets targeted revenue by reviewing rental rates, ensuring rent and fees are collected and posted in a timely manner, and preparing and reviewing monthly financial reports.

Gathers, analyzes, and interprets current market and economic trends that may impact the property and implements short- and long-range marketing and leasing strategies to achieve the property’s occupancy and revenue goals.
Controls expenditures by staying within the constraints of the approved budget.
Make recommendations on Capital Expenditures and assist with obtaining bids as needed.
Conducts weekly property inspections and takes appropriate actions to ensure that the physical aspects of the property, grounds, buildings and amenities meet established standards for safety, cleanliness, and general appearance and appeal.
Keeps the Enterprise Unit advised of significant operational problems and deviations from the plans for communities in a timely manner.
Set up operating systems in new communities to help ensure a smooth opening.
Assist with any other duties as specifically requested by the Director or Enterprise Level Executive.
Flexibility with scheduling and coverage as required by the Director or Enterprise Level Executive.
Conduct monthly property audits to ensure all paperwork, process and operations are effective and efficient at properties located within your portfolio.
Attract and recruit high caliber talent so that there is always bench strength.
Review and assist in negotiating third party service contracts.
Enforce all established policies and procedures are within the Company's guidelines.
Be a change and culture agent, supporting the vision and direction of the operations team by implementing new policies and procedures directed at the continuous improvement and service excellence.
Requirements
At least five years of experience in property management with a supervisory capacity, with financial responsibility. Must have at least 2 years of Regional Manager Experience.
Must have a valid driver’s license.
Bachelor’s degree preferred.
This is a travel role. Travel, including overnights and weekends as needed, is expected at least 60% of the time.
