About the role

JOB SUMMARY

Responsible for managing company’s real property tax accounting, reporting and analysis. The employee should be able to assist with various ad hoc reporting and research projects. The employee must have strong knowledge in lease accounting and compliance. Must have problem solving ability, leadership skills, a positive team driven attitude, presentation skills, a professional attitude, and must work well with internal and external team members.

ESSENTIAL DUTIES AND RESPONSIBILITIES

• Understand Triple Net Lease arrangement in relation to property tax expenses

• Maintain a tax calendar to monitor “Notice of Assessment” issuances and appealing deadlines for 200+ PODS facilities

• Establish and maintain a process to collect relevant data for analyzing and managing property tax costs

• Analyze and identify significant tax increases due to changes in valuation or changes in ownership

• Manage relationships with landlords and real estate team to minimize CAM expenses

• Be proactive about risks and saving opportunities

• Coordinate with lease accounting team and FP&A for accurate tax accrual and forecasting

• Ability to work with internal and external resources to resolve issues or lower taxes

• Assist with ad-hoc projects 

• May perform other functions and responsibilities as assigned

• Regular attendance and punctuality required

• Typically reports to Head of Tax.  Direct supervisor job title(s) typically include: VP of Tax, Director of Tax, Tax Manager II 

• Typically is responsible for managing other employees.  Job title example(s) of employees directly supervised:  Tax Analyst I, Tax Analyst II, Tax Analyst III
