Summary: Responsible for oversight of the maintenance of community facilities within assigned region. inspect the elements of the facility to determine if repairs are necessary, check the systems for functionality, and ensure compliance with all safety and health policies.  The Regional Maintenance Director, is responsible for meeting with and presenting various recommendations to senior leadership, developing scopes of work, managing capital projects and vendor relations, and analyzing properties with respect to capital needs, budgeting, and maintenance. This position is responsible for guidance of on-site maintenance needs and provides technical and troubleshooting assistance to each property’s Maintenance Director.  Responsible for demonstrating and promoting SRIM's core value of the Golden Rule by treating others, including residents, families, and associates, in the same way we would like to be treated by performing the following duties.

Duties and Responsibilities include the following.  Other duties may be assigned.

1. Assist with the establishment of all Preventive Maintenance Programs.  Monitors progress of all community maintenance director entries in TELS with special emphasis on quality control and timely completion of tasks state within the plan.
2. Manage TELs system access and functionality.
3. Conduct due diligence on new acquisitions.
4. Participate in the transition from development to property management by created systems, policies and procedures.
5. Review all 5-year capital plans for each property.
6. Develops detailed scope of work and bidding documents for outside contractors and vendors for capital improvement projects.
7. Monitors reporting, training and/or certifications required by OSHA or any other governmental agency.
8. Resolves issues/problems with contractors through investigation and negotiations to ensure the best possible outcome for all parties involved with support from the executive director.
9. Provides oversight and direction to community Directors of Maintenance (DOM) ensuring accountability for the planning and coordination of all functions of department, ensuring an efficiently run, well maintained and safe community. Keeps community executive eirectors informed of performance indicators.*
10. Develops and implements routine maintenance schedule across all assigned communities.*
11. Visits each assigned community a minimum of twice monthly and conducts inspection of building, grounds, and equipment. Addresses deficiencies and provides direction for correction and/or improvement. *
12. Performs hands-on maintenance duties as needed to assist community DOM in addressing outstanding needs and ensuring quality standards are met.
13. Establishes minimum facility safety protocols and ensures that they are implemented consistently across the assigned communities
14. Develops and implements maintenance staff training program, ensuring employee technical knowledge remains current. 
15. Serves as Director of Maintenance when an assigned community’s DOM position is vacant.
16. Develops and follows through on aesthetic improvement plans both inside and outside the building that includes but not limited to painting, including touch-up painting, staining woodwork, drywall repairs, and minor building repairs.
17. Answers emergency calls after hours and on weekends.
18. Reviews and monitors each assigned communities expenditures monthly to ensure compliance with department financial monthly budget.*
19. Maintains and demonstrates senior level knowledge and skills associated with building maintenance, repair and project management and oversight.
20. Responds promptly and courteously to residents, families, and visitors request for assistance always.*
