Overview
The Capital Projects Manager position is accountable for overseeing capital projects for the BOK Center and Cox Business Convention Center clients in Tulsa, Oklahoma, to include the production of project budgets, management of project budgets, and management of the design, permitting, and construction process. This position will work closely with the Director of Operations, General Manager and City of Tula designated personnel to carry out all capital plans.
This role will pay a salary of $60,000 to $80,000.

The Bank of Oklahoma Center, also known as the BOK Center, is located downtown and serves as the premier sports and entertainment venue of the greater Tulsa region. Responsibilities
- Plan and organize long-range assignments for capital improvements.
- Manage capital projects on behalf of clients within budget & schedule constraints.
- Oversee and coordinate construction management activities with the City of Tulsa for the BOK Center and Cox Business Convention Center.
- Coordinate meetings, as needed, with management for capital projects.
- Assist in developing annual & long-term capital budgets on behalf of clients.
- Provide technical assistance support to operations.
- Coordinate inspections related to capital projects with outside regulatory agencies (Fire, Elevator/Escalator, Boiler, Insurance, etc.).
- Uphold all relevant federal, state, and local building regulations including EEOC, FLSA, OSHA, NFPA, NEC and ADA regulations.
- Analyze operations to ensure optimization. Evaluate potential for reducing operational cost through prudent capital investments.
- Review budget expenditures including labor, materials, supplies, equipment, and utility consumption and recommend policies and procedures to promote efficiency.
- Assist in preparing preliminary project specific budgets & schedules for capital projects for clients and in support of business development activities.
- Maintain positive working relationships with service contractors, suppliers, utility companies and firms doing business with the BOK Center and Cox Business Convention Center, to promote coordinated services to clients.
- Plan, coordinate, and communicate with other departments including BOK Center and Cox Business Convention Center Event Services team and subcontractors (catering, parking, etc.) to ensure that the arrangements and services ordered by those departments are available when and where needed by the clients together with adequate staff to service these events.
- Conduct due diligence with a focus on capital requirements for potential acquisitions.
- Function as a subject matter expert in the field of Asset Management & Capital Planning to the benefit of the company & clients.
- Develop, implement & oversee company procedures.

EDUCATION and EXPERIENCE:
Bachelor’s degree from a 4-year college. Minimum of 5 years progressive experience in management of Capital Projects. Demonstrated skill in managing multiple functions and interpersonal skills to foster teamwork and a commitment to team results are required.
WORK SCHEDULE:
Ability to work various workdays and hours to meet business needs including early/late hours, long days, weekends, and holidays. Must be reliable and punctual.
