ESSENTIAL FUNCTIONS
- Trains new employees and coordinates cross-training opportunities; coaches and mentors staff to meet goals and maintain motivation.
- Schedules daily work assignments and reprioritizes assignments as needed to ensure timely completion of work. Prepares documents to record daily work activities.
- Completes work schedule to accommodate approved time-off.
- Performs inspections on equipment to ensure proper working condition.
- Performs maintenance and operational duties with crewmembers. Operates heavy and light equipment, and power and hand tools as needed.
- Ensures proper care and maintenance of tools and equipment is completed; coordinates maintenance as needed.
- Responds to customer service inquires, providing appropriate follow-up, referral, or resolution.
- Ensures inventory and orders supplies as needed.
- Responds to emergency situations concerning malfunctioning building equipment, tools, systems; analyzes situation and takes appropriate action.
- Notifies Supervisor of servicing required by outside vendor.
- Ensures all activities are carried out in a safe manner; adheres to all safety regulations; ensures all regulations pertaining to the safe use of equipment are understood and followed.
- Reports all accidents to the appropriate authority. Follows all policies for reporting.
- Performs all the duties of the Facilities Maintenance Technicians, as assigned.
- Provides backup assistance to other department personnel as needed.
- Maintains appropriate records including complete equipment repair history, work orders, daily job card, and other related data.
- Completes written records of labor and materials used for each work project.
- Reports to work for after hour needs, as assigned.
- Performs emergency repairs and work as necessary.
- Other duties as assigned.
REQUIRED JOB COMPETENCIES
- Knowledge of rough carpentry, finish carpentry, metal fabrication (welding), electrical wiring, plumbing, and heating/cooling systems.
- Knowledge of the methods, techniques, and practices in the operation, repair, and maintenance of buildings, facilities and equipment.
- Knowledge of electrical, plumbing, HVAC, electronics, pneumatics, and digital controls.
- Knowledge of Fire Detection systems, Hood Suppression Systems, Sprinkler Systems.
- Knowledge of Security Electronics, and Security Locks.
- Knowledge of kitchen and laundry equipment.
- Ability to weld stainless other metals and solder copper pipes.
- Knowledge of computer technology relating to building systems.
- Knowledge of safe operation and maintenance of tools, equipment, and facility systems.
- Knowledge of Personal Protective Equipment.
- Knowledge of mechanical systems, pneumatic, and electronic control systems, air flow measurement, air and hydronic balancing, indoor air quality and thermal comfort guidelines, heating, ventilation, air conditioning, and applicable building codes.
- Ability to read and interpret HVAC drawings, control schematics, blueprints, electrical code specifications, and diagrams for installation and repair of building control systems and HVAC equipment.
- Ability to use ladders on a regular basis.
- Knowledge of applicable regulatory, building, and trades guidelines and codes.
- Knowledge of the operation, care, and repair of maintenance equipment and tools.
- Working knowledge of occupational hazards (OSHA) and safe work practices including Safety Data Sheets.
- Knowledge of the policies and procedures of the County.
- Ability to establish and maintain accurate records of assigned activities and operations.
- Ability to interpret and implement local policies and procedures; written instructions, general correspondence; Federal, State, and local regulations including Detention Standards.
