Position Overview
Greenbrook Partners is a leading investment manager with roughly $2 billion in assets under management (AUM) and a portfolio encompassing more than 2,000 multifamily units across New York City. As the Head of Asset Management, you will take end-to-end accountability for the performance and strategic management of the firm’s multifamily and mixed-use assets. This role is critical to driving value and creating liquidity across the organization’s $2 billion portfolio during a period of exceptional growth. Reporting directly to executive leadership, the successful candidate will have a solutions-driven mindset, balancing strategic oversight with hands-on execution to optimize asset performance and deliver creative solutions to complex challenges.

The role requires strategic leadership, management, and mentorship skills to guide and develop the asset management team while fostering a culture of continuous improvement. A core focus of this role will be oversight of a robust and intensive dispositions process, ensuring that all assets remain transaction ready. The Head of Asset Management will play a key role in navigating investor relationships, lender negotiations, and operational efficiencies while shaping and improving the firm’s asset management platform.

Responsibilities

• Investor Relations & Reporting:
• Serve as a primary point of contact for investors, joint venture partners, and internal stakeholders.
• Prepare and present business cases, asset-level data, and financial performance updates to internal and external stakeholders, ensuring accuracy and alignment.
• Chair investor meetings and lead communications, providing tailored insights and updates.
• Strategic Asset Oversight:
• Lead the creation and execution of annual asset management plans, partnering with internal teams (e.g., Finance, Operations).
• Review and analyze asset-level data and financials to identify opportunities for improvement and ensure accurate reporting.
• Oversee the annual budgeting process, ensuring alignment with organizational goals and objectives.
• Collaborate with the Development, Construction, and Operations teams to ensure alignment with strategic asset goals.
• Liquidity & Dispositions Management:
• Drive the creation of liquidity by managing a comprehensive and robust dispositions funnel.
• Monitor and oversee broker selection and manage all components of the sales process, including due diligence and negotiations.
• Ensure all assets are transaction ready by maintaining up-to-date documentation, compliance, and marketability.
• Financial Performance & Deal Structuring:
• Lead negotiations with lenders and other financial stakeholders, identifying and implementing creative financing solutions to optimize returns.
• Partner with the organization’s Investor Relations function to oversee the quarterly reporting process and respond to ad hoc questions and requests from joint venture (JV) partners.
• Prepare deal summaries and oversee submissions to investors upon deal completion.
• Monitor insurance expirations and loan maturity schedules, ensuring proactive management of key deadlines.
• Lead the process of the annual insurance renewal, collaborating with internal stakeholders and external partners.
• Oversee refinancing activities, including lender negotiations, underwriting coordination, and execution of refinancing strategies.
• Platform Development & Leadership:
• Drive the development and continuous improvement of the firm’s asset management platform, processes, and tools.
• Act as a strategic partner in evaluating new asset acquisitions and additions to the portfolio.
• Lead cross-functional collaboration with Finance, Treasury, and Operations teams to achieve performance targets and execute on joint venture obligations.
