UPP Global is a growing full-service parking management company with expertise in all verticals of parking. We are active in 8 states along the Eastern Seaboard with over 300 locations and counting.


Currently, we are seeking a hands-on manager to join our commercial parking management team in Portland, ME


The ideal candidate will have:

· A boots on the ground management style.

· Weekend availability.

· General hand tool knowledge.

· P&L management experience.

· Professional, groomed appearance.

· Valid Drivers License.


JOB SUMMARY:


The Portfolio Manager will maintain the day-to-day functions of multiple accounts and support the Regional Manager with complete oversight of the financial, operational, safety and service-related success within the properties under management. This role will oversee all operations at commercial lots and garages in assigned "designated zone."

DUTIES AND RESPONSIBILITIES:

Performance and Financial Management, Business Controls and System Standards:

  • Drive business metrics, ensuring effectiveness, high performance, and compliance.
  • Improve financial performance and profitability, positively impacting metrics for claims, customer service, and turnover.
  • Perform end-of-month analysis, verifying accurate payroll billback, revenue generation, and correct attribution of expenses.
  • Stay informed and versed in contractual agreements, recognizing opportunities for maximization.
  • Assist with payroll, implementing controls for scheduling, overtime, tip reporting, and timekeeping.
  • Effectively utilize standardized business systems by UPP Global, ensuring compliance with policies and procedures to complement client service standards.
  • Ensure consistent delivery of the guest service experience.
  • Work with the Regional Manager and talent to forecast and plan for seasonal business variances, ensuring proper staffing levels.

Safety and Security Compliance:

  • Understand and follow safety and security procedures.
  • Practice preventative safety procedures set forth by UPP Global.
  • Report all accidents and incidents to the Regional Manager immediately.
  • Use only equipment trained to use and operate all equipment safely.
  • Report potential high-risk areas and safety concerns to the Regional Manager.

Claims and Risk Management:

  • Ensure timely and accurate reporting of claims, cooperating with the Risk Management department to resolve claims.
  • Follow procedures for reporting on-the-job injuries and work with Human Resources and leadership to manage worker’s compensation cases.

Operational Oversight and Leadership:

  • Supervise day-to-day operations, providing oversight and direction to employees in each location in accordance with organizational policies and procedures.
  • Set a clear mission for staff daily, organizing activities and assigning responsibilities for productivity and full coverage.
  • Think strategically and lead teams effectively.
  • Provide performance feedback through recognition, rewards, training, and disciplinary action with the assistance of Human Resources when necessary.
  • Maintain employee work schedules, including assignments, job rotation, training, paid time off, absenteeism coverage, and overtime scheduling.
  • Work with Human Resources staff to recruit, interview, select, hire, and employ an appropriate number of employees.
  • Coach, mentor, and develop staff in all areas, overseeing new employee onboarding and providing career development planning and opportunities.
  • Empower employees, delegate duties, expect accountability, and provide regular feedback.
  • Ensure a safe, secure, and legal work environment.

Client Relationship and Business Development:

  • Assist the company in prioritizing sales activities and meet with prospective clients.
  • Maintain relationships with present and past clients to obtain references and leads for new opportunities.
  • Monitor the market for new builds and opportunities to upgrade current services.
  • Identify, pursue, and secure business development opportunities, generating proposals professionally and timely.
  • Travel to prospective markets to survey properties and report on potential opportunities.
  • Build sales proformas and present them during financial reviews, monitoring trends to increase sales and reporting to leadership.
