Job DetailsJob Location: MPD Inc - Owensboro, KY 42303The Facilities Maintenance Technician will inspect the property to identify necessary repairs. Whenever possible, will complete the repairs themselves or with other members of the maintenance team.  Conduct routine preventive maintenance activities including, but not limited to, cleaning, lubricating, changing belts, filters and bags, monitoring and maintaining pressure and fluid levels on various types of equipment, including steam systems/boilers, cooling towers, heat exchangers, compressed air and vacuum systems, HVAC units, water treatment systems, filtration, dust collection systems, and ventilation systems.

Our ideal candidate has some carpentry experience and is knowledgeable about various hand and power tools. You may also be asked to perform maintenance and repairs of the facility, including interior, exterior, and vital systems (plumbing, electrical, HVAC) with help from other maintenance team members. Any experience in these areas is a major plus. As part of our maintenance team, you should feel comfortable assisting with landscaping and cleaning tasks as needed.

Building Maintenance Technician Duties and Responsibilities


Inspect the property to identify necessary repairs or updates
Perform preventative maintenance and emergency repairs
Assist with grounds maintenance tasks, including maintaining clean walkways, removing trash, and building exterior maintenance and repair.
Assist with painting and drywall repair as needed
Assist in maintaining doors and hardware
Assist other technicians in the repair and maintenance of plumbing and electrical systems of the facility.
Maintain an inventory of spare parts based on our most likely needs
Keep maintenance logs
Maintain tools and equipment in clean, safe, working order
Adhere to all safety requirements and wear proper Personal Protective Equipment
High school diploma or GED certificate (preferred)
Facilities maintenance or carpentry experience (preferred)
Specialized experience with plumbing, electrical, or HVAC systems (a plus)
Familiarity with basic hand and power tools
Physical stamina to perform physical tasks in various weather conditions
Valid driver's license


ESSENTIAL FUNCTIONS


Conducts routine preventive maintenance activities.
Troubleshoots, installs, removes, and reinstall various types of equipment including, but not limited to those identified above with emphasis on electric motors, pumps, valves, belt drives, blowers, fans, bearings, building hardware, and plumbing components and fixtures
Assists with the removal, repair and/or installation of water supply systems, piping, controls, and fixtures.
Assists with installation, troubleshooting, and repair of electrical systems and electrical control devices
Utilizes required personal protective equipment and performs work compliant with OSHA standards.
Identifies and advise the supervisor of existing or impending maintenance issues. Recommends actions and parts or materials necessary to correct the problem. Procures parts/materials necessary to effect repairs or preventative measures as directed.
Performs general facility and carpentry duties, including removal and installation of window panes, door and window hardware; removal and installation of various types of flooring, including sub-flooring, tile and hardwood; rough wall and ceiling construction.

Qualifications
Must be able to read, comprehend and interpret blueprints, technical manuals, , schematics, verbal, written instructions.
Must be able to competently perform mathematical calculations using fractions, decimals, percentages fluid and linear measures.
Must be able to demonstrate knowledge of operation and maintenance of various mechanical devices including electric motors, gearboxes, pumps, steam valves, belt drives, blowers, fans, bearings, shafts and compressors.
Must be able to demonstrate proficiency in at least one secondary maintenance skill set (e.g. - electricity, , HVAC, welding, carpentry, plumbing, hydraulics, and pneumatics).
Must be proficient in the use of basic hand tools, power tools, and specific measurement and diagnostic equipment.
On a regular basis, requires sustained periods of standing, walking, bending, stooping, climbing, reaching, pulling, pushing and reaching.
Must be able to lift up to 50 pounds frequently and up to 100 pounds occasionally,
Must be able to work from various heights using ladders, scaffolding and powered lift equipment.
