About the role

The Commercial Asset Manager – Special Servicing is responsible for oversight and resolution of an assigned portfolio of non-performing/defaulted commercial real estate loans and addresses escalated issues as needed

Job Functions and Responsibilities:

To perform this job successfully, an individual must be able to perform each essential duty satisfactorily, including:

  • Maintain frequent contact with borrowers and/or authorized 3rd parties as the single point of contact 
  • Utilize required scripted materials to provide accurate solutions to customers 
  • Maintain accurate records of borrower communication, requests and concerns in internal software applications and servicing system
  • Effectively navigate and use the team’s user resource manual to locate information independently and assist with customer questions
  • Use multiple company applications simultaneously on multiple monitors including Black Knight, DocViewer, LiveVox, CMS, PHH Payment Application, and iCasework to complete required tasks 
  • Determine best asset workout strategy for non-performing/defaulted loans  such as repayment plans, modifications, short sales, deed in lieu or foreclosure by acquiring and analyzing financial information and property operating statements, examining loan documents, and understanding market conditions 
  • Coordinate and review workout documents with attorneys, inter departments and 3rd party when applicable
  • Follow up with borrowers, attorneys, inter departments and 3rd party to complete and close out workout transactions
  • Monitor foreclosure and bankruptcy status on assigned loans. Identify and resolve potential delays or escalate as necessary.
  • Review completed property inspections for overall health of property. Identify and resolve significant property issues as appropriate.
  • Handle property issues such as property preservation, tenants, city code violations, etc. 
  • Prepare monthly reports to monitor the performance of the assigned portfolio
  • Manage relationships with investors and develop loss mitigation strategies to align with investor needs
  • Working knowledge of the servicing agreements and investor requirements
  • Other duties as assigned
  • Assemble the required supporting documentation to prepare a thorough analysis of the recommended loss mitigation/ liquidation strategy and document the analysis in a business plan for submission to management
  • Manage assets to ensure receipt of updates for tax, insurance, escrow accounts; address any escalated issues that arise
  • REO portfolio management including overseeing brokers and property managers and determining and executing marketing strategies

Key Result Areas: 

  • Meet or exceed monthly key performance indicators (“KPIs”) and quarterly incentive goals 

Qualifications:

To perform this job successfully, an individual must have the following education and/or experience:

  • Four year degree from an accredited University preferred 
  • 5+ years of mortgage industry experience required
  • Proficient in use of Microsoft Office including report development in Excel and Access as well as Word, PowerPoint and Outlook
  • Strong leadership, analytical and problem solving skills
  • Demonstrate effective use of organizational and time management skills
  • Strong Oral/ Written communication skills
  • Detail Oriented 
  • Self motivated and works independently
  • Customer service oriented
  • Team player
  • Flexible
  • Bilingual (English and Spanish) considered a plus 
  • Minimum experience required using mobile technology
  • REO asset management experience considered a plus
  • Outstanding communications skills (including verbal, written and listening skills), with an emphasis on strong customer service, professional relationship building skills, conflict resolution, and having difficult conversations

Training / Licensing Requirements: 

  • Must pass the Company’s Background Screening process prior to beginning employment. Additionally, as a condition of employment, you may be required to pass client-specific background check requirements or Federal/State licensing requirements, if applicable.

The salary range for this position is expected to be $63,700 – $85,000 per year, depending on geographic location, experience, and other qualifications of the successful candidate. This position is also eligible for quarterly bonus based on performance and subject to the terms of the Company’s applicable plans.
