Under the guidance of Landscape Production and Project Managers, the Quality Control Manager is responsible for ensuring that RPM is building and delivering landscape projects that meet the exceptional standard of excellence that we deliver throughout the project lifecycle.

The Quality Control Manager will work alongside softscape detail crews and is accountable for ensuring that our landscape projects are properly prepared, installed with the industry's highest quality standards, and meet or exceed our client’s expectations. The Quality Manager is a key stakeholder in the successful transition of new landscape to the Maintenance Department which helps us build our portfolio of services and client relationships.

ESSENTIAL DUTIES AND RESPONSIBILITIES

The essential functions of this position include, but are not limited to, the following:

  • Create and implement divisional quality standards for construction in partnership with Production Leadership.

  • Meet early in the construction phase to align with the phasing & sequencing plan with the Project Management and Production Teams on all new projects.

  • Periodically meet with Project Team to ensure that quality goals are being met.

  • Perform periodic site inspections to observe that job sites are safe, orderly, and work is being performed to required standards. Report on quality standards throughout the project timeline.

  • Observe and report on jobsite safety issues to ensure company polies and standards and regulatory requirements are being met.

  • Work with production managers to create & maintain schedule for site visits, as well as for detail crews, 4-6 weeks in advance of punch out.

  • Perform soil test analysis prior to installation of materials.

  • Train team members as necessary, on the proper softscape best practices related to soil preparation, plant & irrigation installation, pruning, fertilizing, etc.

  •  Meet with Irrigation Managers prior to mobilizing to review plant material, coverage requirements, and proper zone staging.

  • Inspect and accept plant materials upon delivery with the installation crew prior to the detail team mobilization to site.

  • Assist softscape teams during installation and ensure all work performed is above industry standard.

  • Upon completion and final detailing of the landscape, walk through the completed project with the Maintenance Account Manager and address any improper installation or substandard materials or items.

  • Once the project is accepted and under maintenance supervision, conduct bi-weekly inspections of the work performed for the first 60 days of turnover and then monthly site inspections for the following 2 months. Note and report any deficiencies or warranty work promptly to the assigned Project and Account Managers.

  • Supervise the correction of any defective warranty work in a timely manner.

    • Note: The Maintenance Account Manager will be responsible for scheduling any PHC, remedial soil, herbicide or insecticide applications working with the PHC manager as needed.

  • Document all as-builts in for each project by partnering with the appropriate internal parties (lighting, irrigation, etc.) and subcontractors.

  • Create close-out warranty documentation packages for all complete projects.

  • Regularly review warranty spend reporting to identify opportunities to improve quality and training practices to reduce financial impact to the bottom line

  • For projects that RPM will not be maintaining, ensure that client contractor’s maintenance program meets our minimum standards to withhold the integrity of our warranty.

  • Regular reporting on progress with Site Observations, Project Conversions & Warranty related metrics.

  • Perform other related duties as assigned and necessary to ensure the highest quality standards are met.

REQUIRED SKILLS / ABILITIES

  • Strong knowledge of masonry standards, plant materials, and horticultural best practices.
