The Facilities Maintenance Specialist is responsible for performing routine maintenance, repair and inspections of building systems and structures. This role involves troubleshooting issues that are moderately complex related to plumbing, electrical systems, HVAC, and general facility upkeep. This position will work collectively with team members to ensure a safe and functional environment for Quinn employees who occupy our facilities.
Wages
Starting wage will depend on experience and education. $25.17 - $30.50
Responsibilities
ESSENTIAL DUTIES AND RESPONSIBILITIES
Essential duties and responsibilities include the following.
- Perform general building maintenance which includes carpentry, painting, and repair of minor electrical devices.
- Perform necessary repairs of HVAC, electrical and plumbing systems.
- Installation and repair of electrical service for equipment and offices.
- Provide assistance to vendors onsite.
- Maintain adequate inventory of janitorial supplies and related parts to perform assigned duties.
- Respond to emergency situations to ensure employees and facility safety.
- Maintain friendly, efficient, positive customer service attitude toward customers, clients and co-workers.
- Update and work with current security team on site as needed.
- Respond professionally to customer needs.
- Organize and prioritize work orders.
- Perform minor electrical repair, i.e., replacing lamps, sockets, ballast, exhaust fans and other fixtures.
- Assist in office organizing, i.e., hanging pictures, bulletin boards, building shelves.
- Perform landscape maintenance, i.e., pruning, weeding, general grounds keeping, and irrigation repairs. General maintenance duties as needed.
- Comply with policies of safe driving and vehicle use. Ensure company vehicles are properly serviced and kept in safe operating conditions.
- Keep work area clean and well organized.
- Maintain and utilize work areas, tools and equipment to promote a clean and safe environment.
- Work varying shifts and overtime as business needs arise.
- Adhere to company policies, procedures and safety regulations. Use all safety equipment when necessary. Report any unsafe acts or conditions. Coordinate all appropriate activities with the safety department.
- Provide training and coaching to less experienced Facilities Maintenance team members.
- Other duties as assigned.
Qualifications

The requirements listed below are representative of the knowledge, skill, and/or ability required. - High School diploma, GED required.
- Trade school graduate preferred, specializing in areas such as electrical, HVAC, plumbing or general maintenance.
- Minimum four years' experience in the maintenance trade, with strong knowledge of electrical, air-conditioning, plumbing and structural repairs.
- Ability to read and understand materials commonly used in the facilities service and maintenance function.
- Strong knowledge of HVAC systems, allowing for repairs or adjustments of most systems up to, and including, relocating/replacing thermostats, changing filters, replacing relays or fuses in various roof-top units.
- Strong verbal and written communication skills.
- Strong knowledge of electrical systems, allowing for repairs or adjustments up to and including changing fluorescent ballasts, troubleshooting and repair of 120v/220v/480v 3-phase services, replacing electric motors, identifying and replacing lamps for all applicable fixtures.
- Ability to reset (adjust) lime clocks and controls for various building systems is required.
- Basic knowledge of hydraulic and irrigation systems.
