The Maintenance Manager works closely with the Regional Directors of Property Management and is directly responsible for the portfolio’s property’s maintenance and facilities operations to enhance the value of the community.  Other responsibilities include maintaining property’s equipment and machinery while supporting/developing strategic and result driven expectations of accountability with Regional Director of Property Management and Vice President of Property Management.

Essential Job Functions 

  • Oversees all property service personnel (janitorial, grounds, and maintenance) by managing hiring, training, scheduling, and performance.
  • Directs maintenance operations, ensuring work order completion, preventive maintenance, and coordination of daily tasks.
  • Provides oversight for property maintenance projects, including repairs, unit turnovers, and general upkeep.
  • Manages inventory and purchasing to align with property needs and budgets.
  • Collaborates with leadership to develop capital and operational maintenance plans and assessments.
  • Oversees maintenance team scheduling, on-call coverage, after-hours support, and service coordination.
  • Ensures property and equipment security, compliance, and efficiency while enforcing company policies and safety regulations.
  • Supports compliance with CCH operational needs by managing property repairs, audit preparation, and maintenance priorities.
  • Oversees vendor and contract management, including documentation and compliance requirements.
  • Coordinates logistical needs such as supply distribution and maintenance-related purchases.
  • Flexibility to work weekends, holidays, and after-hours as directed.
  • Ability to travel between property locations for troubleshooting and training.
  • Performs other duties as assigned to support the overall success of the property and organization.
