The Facilities and Maintenance Lead assists in ensuring proper operation and/or maintenance of the company’s building(s), equipment, systems and grounds (facilities). This is a hands-on facilities and maintenance role from machine maintenance to facilities work, they will be responsible for looking for continuous improvement opportunities to processes, equipment, and the facility. The incumbent ensures maintenance and facilities requests and needs are completed with assistance from vendors, contractors and applicable maintenance staff including tasks related to janitorial, electrical, landscaping, building security and other building processes. Knows all preventative maintenance procedures and policies and basic operational procedures, can sort through work orders and determine priority levels based on experience.
Essential Duties and Responsibilities
The essential functions include, but are not limited to the following:
- Responsible for all management and coordination of building appearance and maintenance both internal and external.
- Must maintain a working knowledge of all building utility capacities.
- Participates in, coordinates or leads utility maintenance and minor upgrades. Supports projects, upgrades, and expansions.
- Assesses the current condition of electrical, HVAC, plumbing, and other essential facilities and equipment.
- Ensure that all equipment related to the facilities are working properly.
- Maintains documentation and records according to the company policies to ensure compliance for all external audits and customers.
- Ensures the building meets safety requirements in compliance with company, local, State and Federal standards.
- Responds appropriately to emergencies or urgent issues as they arise including evenings, weekends and/or holidays.
- Responsible for adhering to all safety policies and improving safety within the company by supporting the Safety Committee and company safety efforts.
- Troubleshoot mechanical issues.
- Solve emergencies minimizing repair times.

Requirements
- 5+ years' experience in facilities maintenance in a manufacturing environment.
- 3 years of experience in heavy industrial/heavy manufacturing preferred.
- Hands-on, basic building maintenance and repair experience required.
- Knowledgeable with annual building inspections, fire and life safety, elevator, boiler, etc. required.
- Experience with electronic control panels for security, lighting, HVAC and electrical a plus.
- Knowledge of maintenance tools and equipment and grounds keeping, basic carpentry, painting, plumbing, HVAC, lighting and electrical and mechanical theories.
- Knowledge of maintenance safety requirements and programs and applicable OSHA requirements is a plus.
- Proven knowledge of Preventative and predictive maintenance methodologies and technologies.
- Proven experience in engineering, specification and design of mechanical systems, assets and projects.
- Excellent communication, team interaction, employees, contractors, vendors, and presentation skills.
- Proven ability to work independently as well as lead/participate on cross functional teams.
- Proven experience as a self-starter who effectively manages multiple tasks and achieves results with minimal supervision.
- Proven understanding of electrical regulatory and industrial standards and codes.
- Proven understanding of control and instrumentation systems in an industrial manufacturing environment.
- Proven knowledge of reliability methodologies and strategies such as RCM, TPM, Spare Parts Management, Planning and Scheduling.
- Proficient in Microsoft Office/email.
- May be required to perform work after normal business hours.
Licenses Needed: Colorado Driver’s license and a driving record that meets Tharp’s Requirements
