About the Role:
The Sr. Facilities Maintenance Technician is responsible for maintaining the operational reliability, compliance, and upkeep of facility and utility infrastructure across the site. This hands-on role that ensures robust maintenance plans and contracts are in place, and supports both preventive and corrective maintenance activities. This position plays a critical part in maintaining a compliant, safe, and efficient environment that supports manufacturing and laboratory operations.
What You'll Do:
Facility & Utility Maintenance
- Assess and monitor the condition of utility and facility infrastructure, identifying opportunities for improvement and ensuring regulatory compliance.
- Develop and implement robust preventive maintenance plans and schedules for critical systems.
- Perform both planned and corrective maintenance on building systems while adhering to Quality and EHSS standards.
- Conduct daily utility rounds and document equipment performance and facility conditions.
Vendor & Contractor Oversight
- Oversee external contractors performing preventative and corrective maintenance, including scheduling, supervision, and documentation review.
- Negotiate service contracts and ensure contractor activities align with CMMS and company standards.
- Review third-party maintenance scopes to ensure proper documentation and alignment with internal procedures.
Cross-Functional Collaboration
- Work closely with departments including Manufacturing, QC, Process Development, and Quality to coordinate maintenance activities and minimize downtime.
- Support equipment handovers and re-start validations following maintenance or repairs.
Documentation & Compliance
- Maintain accurate maintenance records within the CMMS (Blue Mountain RAM), ensuring adherence to Good Documentation Practices.
- Assist with the development and maintenance of Job Safety Analyses (JSAs), Work Instructions (WIs), and Work Plan Templates (WPTs).
- Identify and recommend critical spare parts to support infrastructure reliability.
General Facilities Support
- Conduct inspections and general maintenance (e.g., wall repair, painting, floor care, roof and fire extinguisher checks, lighting).
- Manage facility-related tasks including furniture moves, parking lot maintenance, landscaping coordination, and badge reader/fire alarm system support.
- Support Building Automation System (BAS) and Building Monitoring System (BMS) operations and troubleshooting.
- Perform gas cylinder changeouts in support of GMP manufacturing and lab operations.
- Participate in on-call rotation for after-hours building and system troubleshooting.
What You'll Bring:
- 6+ years of experience in facilities and utility infrastructure maintenance within an industrial or regulated environment.
- Hands-on experience maintaining and troubleshooting facility systems such as HVAC, boilers/chillers, compressed air and gas systems, Building Automation Systems (BAS), Building Monitoring Systems (BMS), fire alarm and badge access systems,.
- Ability to troubleshoot and resolve complex mechanical issues while ensuring minimal operational impact.
- Strong knowledge of building systems, mechanical infrastructure, and utility equipment.
- Must be a self-starter, detail oriented, able to perform complex tasks and work collaboratively with other departments with minimal supervision.
- Strong communication skills, particularly in reporting facility issues and coordinating cross-functional maintenance efforts.
- Experience with CMMS related systems (e.g. BMRAM) for documentation and maintenance tracking.
