Job Description:
This position reports to the Architectural Systems Director. This position is responsible for approximately 15.4 million building square feet of building space. Examples of work include but are not limited to repairs to roofs, windows, doors, locks, ceilings, floors, walls, duct work, etc. This position has fiscal responsibility of approximately $5,500,000.
Job Responsibilities
Manages, administers, coordinates, and supervises vendors who are under contract with the University to perform maintenance and renovations. Examples of such contracts are: Elevator Maintenance, Glass Repair, Termite Control, Installation/Replacement of Carpet,
Installation/Replacement of Blinds, etc. Prepares specifications for contracts, submits requisition to Purchasing and works with Purchasing to make award. Ensures that work is done on time, audits workmanship for quality, audits invoices for accuracy, and ensures cost stay within budget. (35%)
Manages, administers, coordinates, and supervises all Superintendents and Foremen, provides supervision oversight of all craft personnel on staff and supplemental manpower contracts. Such contractors are: Carpenter, Painter, Plaster, Sheet Metal, etc. Prepares specifications
for contracts, submits requisition to Purchasing and works with Purchasing to make award. Contacts vendor(s) to make arrangements for supplemental labor to be available when needed, audits invoices for accuracy, prepares shop material reports, and ensures cost stay within budget. (25%)
Manages, administers, and coordinates material orders. Prepares Material Order Forms, places University Stores orders, works with University Stores to ensure appropriate levels of materials are stocked and makes arrangements to have material delivered directly to job site when feasible. Prepare specifications for material not stocked by University Stores, submits requisitions to Purchasing and works with Purchasing to make awards. Places orders via LaCarte Card "just in time" materials and looks for opportunities to streamline orders. (20%)
Manages, administers, and coordinates equipment. Works with Auto Shop to ensure our existing equipment is maintained. Evaluates and makes recommendations on replacing equipment. Prepares specifications, submits requisitions to Purchasing. Works with Purchasing to make award to purchase new equipment. Works with Property Management to locate used equipment and is responsible for annual property management equipment inventory. Monitors and audits Fueltrac usage. Prepare specifications, requisition, establish and manages annual contracts. (10%)
Manages, administers and coordinates the department's safety program. Meets with staff and makes sure they hold monthly safety meetings. Maintains records on attendance, subjects covered, and looks for teaching aids that make the safety meetings more effective. Reviews all accident reports and follows up with employee and foreman on proper procedures on how to prevent accidents in the future. (5%)
Consults with professional staff within Facility Services on budget issues, personnel situations, contract specifications, planning and scheduling information, statistical information, job priorities and advises solutions to relevant problems. Performs other related duties as required such as assuming the duties of other department staff personnel who are on leave, being available for an emergency situation that may arise. Promotes good will through public relations efforts such as visits to individual customers who have requested services and coordinates the activities. Other duties as assigned. (5%)
