Description
The Maintenance & Environmental Services Director reports to the VP Operations and is responsible for the entire Maintenance Department and Environmental Services Department. This is a working Director’s position with direct Maintenance and ES responsibilities as needed. This position also assigns and schedules daily work assignments, maintains records and confidentiality, and monitors the buildings and equipment for safety, cleanliness, and aesthetics.
1. Participates and/or approves the hiring, discipline, development, and evaluation of personnel. Takes into consideration recommendations from supervisory staff. Provides input on forecasting departmental staff requirements and evaluation of operational efficiencies.
2. Responsible for the daily supervision and general morale of assigned personnel. Accountable for team productivity and the timely completion of delegated work assignments in accordance with established policies & standards.
3. Provides a quality work environment through teaming principles, effective team leadership, and a demonstrated positive attitude.
4. Determine schedules, sequences, and assignments for work activities, based on work priority, quantity of equipment and skill level of personnel.
5. Responsible for providing Maintenance/ES services for specific functions and assigned areas of responsibility.
6. Patrol and monitor work areas and examine tools and equipment in order to detect unsafe conditions or violations of procedures or safety rules.
7. Responsible for compliance with Life Safety and Building Codes.
8. Monitor employees’ work levels and review work performance.
9. Examine objects, systems, or facilities; and analyze information to determine needed installations, services, or repairs.
10. Participate in budget preparation and administration, coordinating purchasing and documentation, and monitoring departmental expenditures.
11. Requisition materials and supplies, such as tools, equipment, and replacement parts.
12. Compute estimates and actual costs of factors such as materials, labor, and outside contractors. Oversees projects including renovation and new construction.
13. Oversees servicing of facility vehicles (maintenance truck).
14. Oversees preventive maintenance.
15. Interpret specifications, blueprints, and job orders in order to construct templates and lay out reference points for workers.
16. Conduct or arrange for worker training in safety, repair, and maintenance techniques; operational procedures; and equipment use.
17. Participates in the development and implementation of the operating and capital budgets and monitors compliance throughout the fiscal year.
18. Responsible for after hours coverage for electrical and plumbing emergencies.
19. Participates on Safety Committee.
20. Keeps VP of Operations and coworkers adequately informed on all issues and in both areas of Maintenance and ES.
21. Other duties as assigned.
Requirements
REQUIRED
· Associate of Applied Science degree
· Demonstrated Supervisory/Leadership skills.
· Proactive self-starter requiring minimal supervision.
· Expresses ideas and thoughts effectively (written and oral skills).
· Exhibits good listening and comprehension skills.
· 5+ years’ experience in a maintenance department with knowledge HVAC, electrical, plumbing, various mechanical systems, budgeting, and leadership.
PREFERRED
· BS (or higher) degree

· 10+-years progressive supervisory experience in a maintenance department.
