Job Summary:
Direct the financial and personnel aspects of the Maintenance and Operations Division of Physical Facilities. Oversee the daily operations of repair and remodeling, maintenance and construction. Actively confer with other PFOC Directors to meet departmental goals.
Essential Functions:
25% Use TMA Work Order system reporting data to assist in determination of staffing levels for the various trade shops under the Maintenance & Operations purview. Train and evaluate employees.
25% Consult with shop superintendents on assigning work priorities for maintenance, repair, and construction and schedule work with the appropriate Physical Facilities Division, campus department, or outside contractor.
20% Consult with appropriate University personnel to estimate costs, scheduling, and scope of remodeling/construction projects. Coordinate work with the affected department, involved trades and any outside contractors. Confer with University architects to assist with state funded projects.
10% Manage emergency maintenance situations and provide pertinent specifications for everyday projects. Determine whether major equipment needs to be purchased, repaired, rented or replaced. Assist engineers and trades with planning all utility interruptions.
10% Control expenditures within the department budget for maintenance and operations projects.
10% Assist with development and execution of preventative maintenance programs to facilitate improved critical equipment longevity. Assist with maintaining accurate warranty information on all building systems, where applicable.
Additional Position Information:
Education:
Requires some college courses or High School diploma and training in related field. Bachelor’s degree preferred.
Licenses/Certifications/Requirements:
Valid Driver’s License required.
Experience:
Requires minimum 4 years experience in the supervision of maintenance personnel within a skilled trades area. Ability to read and understand construction drawings and specifications and knowledge of local, state and federal building codes and permitting process required. Ability to independently handle confidential personnel issues and understanding of University accounting procedures required. Must possess/demonstrate excellent verbal and written communications skills. Must demonstrate excellent problem solving and computer skills. Prior experience in a union environment preferred. Prefer five or more years of experience.
Leadership:
Direct supervision as a first-line supervisor over exempt staff (and non-exempt staff, if applicable).
Physical Requirements:
Light physical effort required involving stooping and bending; individual has limited discretion about walking, standing, etc.; occasionally lifting of lightweight objects (up to 25 lbs.).
Working Conditions:
Standard working environment with possible minor inconveniences due to occasional noise, crowded working conditions and/or minor heating/cooling or ventilation problems. Near continuous use (>70% of the time) of a video display terminal.
