Overview

The Senior Maintenance Supervisor is responsible for overseeing all aspects of general repair maintenance, physical condition, and preventative maintenance for assigned properties. Reporting to the Regional Maintenance Supervisor, this position plays a crucial role in ensuring properties are maintained in excellent condition while maintaining fiscal responsibility. This position requires strong leadership, attention to detail, and a commitment to customer satisfaction.

Hours: Monday through Friday, 8:00 AM – 5:00 PM; on-call rotation required

Essential Functions and Responsibilities

• Provide leadership, guidance, training, and mentorship to maintenance supervisors and technicians across multiple properties.
• Set a positive example for maintenance staff by adhering to company policies and maintaining a professional appearance.
• Conduct routine property inspections to ensure curb appeal, property integrity, and compliance with safety and building codes.
• Oversee preventative maintenance programs, ensuring timely inspections and repairs while maintaining accurate records.
• Track and analyze maintenance team performance using KPIs such as unit turnover efficiency, work order completion rates, and budget adherence.
• Conduct routine property inspections to ensure curb appeal, property integrity, and compliance with safety and building codes.
• Oversee preventative maintenance programs, ensuring timely inspections and repairs while maintaining accurate records.
• Maintain and oversee 24-hour emergency on-call service requests and provide backup assistance for emergency situations, including fire and security incidents.
• Ensure adherence to OSHA, local, state, and national building codes and safety regulations.
• Manage vendor contracts for landscaping, snow removal, and other maintenance services, ensuring cost-effective and high-quality service.
• Collaborate with Regional Property Managers and ownership to plan and execute capital improvement projects, including vendor selection, project timelines, and budget oversight.
• Procure and maintain maintenance equipment and supplies while ensuring compliance with purchasing approvals and budgetary guidelines.
• Participate in leadership meetings, process improvement initiatives, and staff training programs.

Qualifications and Requirements

• Minimum of five (5) years of professional maintenance supervisory experience.
• Superior customer service, communication skills, and attention to detail.
• Strong experience in HVAC, plumbing, appliance repairs, electrical troubleshooting, and rental property turnovers.
• EPA certification required (Type II, III, or Universal).
• Professional certifications such as CMRP or HVAC certification are strongly preferred.
• Reliable transportation, valid U.S. Driver’s License, and auto insurance required.
• High school diploma or equivalent required.
• Ability to perform physical tasks, including lifting objects up to 50 lbs, climbing ladders, and working in confined spaces.
• Must have basic hand tools, including screwdrivers, wrenches, and pliers.
