About the role
The Job
- Monitor the delivery of professional property management services for the property / estate in accordance with the Housing Society’s policies and procedures, DMC and the tenancy agreements.
- Plan for estate activities and ensure timely responses to owners / tenants’ queries in order to maintain good customer contact and improve communication between estate management office and tenants.
- Supervise and ensure timely completion of major improvement works in collaboration with maintenance staff.
- Compile monthly report on major events in the estate to provide feedback to Head Office for reviewing current practices and procedures, and for formulating future policies.
- Direct subordinates to investigate problematic cases and initiate warning letters or other appropriate actions to residents in case of arrears and breach of lease / tenancy agreements in order to protect the interests of the Housing Society.
- Compile estate budget and review management fee budget by reviewing historical costs and manpower requirement for review by SM(PM) / GM(PM).
- Process and screen applicants for all domestic letting to check for eligibility and accuracy of information for review and Senior’s review and approval.
- Perform processing and screening for all tenancy-related activities in compliance with relevant policies, manuals, and internal guidelines. This includes handling matters such as the Well-off Tenant Policy (WTP), Take Over Tenancy (TOV), Rent Assistance Scheme (RAS), and tenancy abuse cases.
- Attend Area Committees, Owners Committees / Incorporations and, at times, District Council meetings to gain community viewpoint and explain the Housing Society’s policies and procedures.
- Coach and develop sub-ordinates to ensure delivery of quality services.
The Person
- Professional qualification in Housing Management such as MCIH, MHKIH or RPHM
- Holding a valid PMP Tier 1 License
- 8 years experience in property management with at least 2 years in supervisory role.
- Good business and political sense.
- Service oriented, good communication, presentation and interpersonal skills.
- Ability to negotiate or liaise with internal and external parties at all levels.
