Position Overview:
The Real Estate Development Project Manager will report to the Associate Director, Real Estate Development Project Management and will be responsible for managing and tracking development and redevelopment projects from acquisition/commencement through close-out. This individual will monitor project budgets, review payments, track important Lease dates and ensure developers meet performance criteria outlined in the Development Agreements. The Project Manager is the key individual responsible for all deliverables and performance of work associated with the project and ensuring all aspects are completed through and including the project closeout. In this role, the individual will communicate important project details to various internal departments. This individual will also be integral to effective communication with tenants, developers, general contractors, brokers, and other third parties related to the project.
Key Responsibilities:
General
- Oversee a portfolio of 20 to 40 projects ensuring adherence to critical dates within development agreements, leases, property management agreements, permitting and construction timelines.
- Manage project team’s workflow from lease execution to project closeout, including impact/changes to budget.
- Follow up with tenants, developers, general contractors, and other third parties to provide regular updates on project progress.
- Collaborate effectively across internal departments to ensure a coordinated effort in project execution.
Development
- Track and document critical tasks and dates, project status and progress, contacts, correspondence, and project details for each project/tenant
- Provide upper management updates on the status of all development projects.
- Review disbursement requests in conjunction with contract document requirements for all development projects. Communicate status and updates to all related parties.
- Oversee the approval and tracking of development expenses and project budgets, to include financial reporting and forecasting activities.
- Gather construction accruals quarterly and submit them to Development Accounting.
- Coordinate construction site monitoring and any other necessary due diligence efforts, maintaining and delivering all appropriate documentation.
- Extract lease requirements and development agreements for critical dates related to development projects. Track critical dates and alert appropriate parties
- Ensure construction work to ensure compliance with contract expectations. Manage close-out of development files, including gathering all final documents needed to complete final funding.
- Communicate with tenants, developers, general contractors, brokers, and other third parties, as appropriate, to ensure development lease provisions are strictly adhered to and fully implemented.
- Primary focus on the tactical execution of project portfolio, following established processes and guidelines.
Administrative
- Manage the development pipeline to track all activity and property status.
- Submit requests for and track data points collected from various departments, including accounting accruals, property management, legal & lease administration.
- Schedule and provide agendas for internal and external meetings.
- Ensure all required compliance and closeout documentation is received and uploaded to SharePoint.
- Handle miscellaneous requests for assistance and support.
