JOB SUMMARY
Job Profile Summary
This position is responsible for Supervision of employees who are responsible for the protection, acquisition and negotiation of land and property rights for Operations and Maintenance related activities.
Deals with highly complex and/or sensitive issues where existing policies/precedents do not apply.
Essential Functions and Responsibilities
- Activities such as but not limited to; Notifications, Damage negotiations and payments, Litigation support, Partial releases, Third party condemnations, Quiet title actions, Damage prevention support, Encroachments, Abandonment of facilities, Interpretation and communication of Easement Rights are anticipated.
- This position will also be utilized for research and preparation of land related contracts, the organization and maintenance of existing contracts and support of other departmental functions as assigned by the Manager of Asset Integrity.
- Negotiations, Map reading, Survey and engineering knowledge, Analysis/Research/Interpretation of real estate issues, Written and oral communication, Agreement preparation, Evaluation of agreements, Contacts and involvement in the real estate industry involvement, Contract preparation, Legal descriptions, Title review and interpretation, Prioritization and organization, Knowledge of all forms of land rights, restrictions, zoning, liens, laws, regulations and encumbrances, Claim evaluation, Leasehold interest knowledge, Management of fee lands, Knowledge of appraisals, Company forms knowledge, Litigation knowledge, Experience permitting, Project management, project cost estimating, Legal document writing, and other skills normal and customary to Real Estate Services activities.

Education
- Bachelor's Degree in a related discipline and/or a combination of formal education and the following job related experience:
Work Experience
- This role is typically attained through 7-10 years energy industry experience with a minimum of 2 years supervisory experience. preferred
- Experience with and training related to:
- Tailor-made recorded and unrecorded documents.
- Communications skills/customer relations.
- Land matters involving condemnation in the relevant states of operation.
- Real property real estate laws.
- Survey techniques/field note interpretations.
- Experience identifying, researching, evaluating, and prioritizing problems and situations and providing appropriate actions, alternatives, and/or recommendations.
- Experience researching, composing, and preparing contracts, orders, policies, procedures, reports, and correspondence.
- Experience reading and interpreting governmental regulations, codes, and standards, manuals, policies, procedures, contracts, specifications, and various reports and correspondence.
Knowledge, Skills and Abilities
- Ability to: communicate effectively orally and in writing in English
- Ability to: communicate effectively with supervisors, co-workers, internal and external customers
- Ability to: work under time pressure, tight deadlines and interruptions
- Ability to: use a personal computer with the Windows® operating system to complete time sheets, send and receive e-mail, and access information posted on the Company’s intranet
- Ability to: follow instructions or standard procedures
- Ability to: compile and/or examine information and select the best action from defined alternatives
- Ability to: organize and/or analyze information and identify solutions from a range of alternatives

- Knowledge of: files, rentals, leases, & management covering asset, stock, & merger acquisitions.
- Knowledge of: all State and Federal regulatory matters and requirements (i.e. DOT, §7C, §311, BLM, BOR, BIA, Fish & Wildlife, Forest Service, etc.).
- Knowledge of: the operations of pipelines, pipeline acquisitions, facilities, and underground storage.
