CLASSIFICATION TITLE: FACILITIES BUILDING SYSTEMS ASSOCIATE
Function Statement:
Under the supervision of a technician, senior technician, Lead technician, or supervisor, performs entry and intermediate level tasks that ensure a safe and comfortable environment, uninterrupted operations of mechanical and utilities systems and equipment, and indoor air quality. Duties include but are not limited to providing building support services and inspecting, troubleshooting, calibrating and repairing/replacing building systems and equipment. The Facilities Building Systems Associate may respond to emergency situations, such as electrical, mechanical and medical gas disruptions, evaluating and correcting these problems. Initiates appropriate protocols when problems cannot be resolved.
Assists other trades as needed; adheres to all safety practices and procedures; cleans and maintains work areas and equipment; attends meetings; completes documentation; provides a high level of customer service; communicates to customers, coworkers and supervision via written, electronic, and verbal methods and devices; operates department vehicles; and performs other duties as assigned. Shift, hours, days, and/or location are subject to change based on operational need in accordance with the collective bargaining agreement; may work overtime; subject to 24-hour emergency call.

Technical Specialties:
Technical Specialties which may include: 1) HVAC system fixtures and components installation and repair such as responds to and analyzes air flow issues, measures/adjusts airflow, cleans condensers, coils, inspects fan motors and belts, blades, replaces filters, compressor and associated tubing for damage/wear and tear, checks for leaks, etc., installs/replaces HVAC fixtures including, but not limited to: duct work, gauges, thermostats, circulating pumps, fan motors and belts, blades, actuators, piping, switches and water lines, tests electrical circuits and components for continuity or 2) system monitoring such as monitors HVAC system and equipment, building automation system (BAS) and steam and boiler systems, monitors chilled water systems, monitors boiler operation and cooling towers, assists with or performs basic air balancing tasks, assists with or operates, maintains and tests fire and emergency power systems/equipment and may assist higher level technicians with troubleshooting mechanical systems, electrical supply repair and/or boiler monitoring or 3) HVAC controls and building automation such as inspects thermostats and other temperature controls, including building automation controls, for proper function, replaces and repairs pneumatic and electronic controls or 4) preventative maintenance such as performs preventative maintenance: calibration, cleaning, inspection and repairs of controls, dampers, belts on HVAC and other mechanical systems and equipment. 5) may require inspections/clean/checks of mechanical rooms spaces and equipment.
