Key Role:
Manage real estate projects from inception to close-out to support the firm's facilities strategy and goals for new facilities, expansions, and consolidations of the firm’s real estate portfolio and act as a strategic advisor to the internal Business Partners aligning GW strategies with the Business and Firmwide strategies. Demonstrate strong knowledge of Firm and Sector strategies, individual site contracts, future business pipelines, and leadership priorities and goals to allow for smart, persuasive, data driven decisions and recommendations. Maintain accountability for all Real Estate actions from inception to close-out and effectively manage creative and fiduciary responsible solutions which meet Firm and Business priorities. Develop an independent facilities strategy that accommodates the requirements, allows the firm to achieve client and talent strategies for market, while increasing financial performance while identifying space, analysis of options, lease execution, and design and construction implementation. Act as a liaison between project teams, stakeholders, and leadership for communicating RE recommendations and decisions and work with occupancy planning and transaction management teams to assess new facilities, attend market tours, develop facilities analysis and options, and manage internal approvals. Maintain responsibility for oversight of the project management team for all project activities and ensure facilities standards and workplace strategies are adhered to and work with stakeholders to meet business requirements and obtain approvals while providing oversight to internal teams to ensure project budgets and schedules are adhered to. Due to the nature of work performed within this facility, U.S. citizenship is required.
Basic Qualifications:
- 8 + years of experience in real estate planning, brokerage and GC activities and all aspects of real estate programming, leasing, construction, and disposal of commercial leased properties
- Experience in business practices and processes of a government consultancy pursuing, acquiring, and maintaining contractual services for Defense, Civil, Commercial, and National Security Sectors
- Knowledge of competitive or sole source acquisition process of consultants, contractors and vendors and preparation of capital projects
- Knowledge of government regulated Secured Space facilities, including approval processes, design, construction, and certification
- Knowledge of Commercial Real Estate documents and processes such as leases, licenses, occupancy agreements, amendments, purchase, sale agreements, or subleasing
- Knowledge of compliance with client and government regulations and all appropriate internal justifications and approval process
- Ability to assess clients’ requirements for the purposes of providing appropriate real estate analyses, options, and solutions
- Ability to support ongoing lease administration activities of firmwide Global Workplace Portfolio
- Ability to provide updates on real estate activities and project reports to keep Leadership, Stakeholder, and Business Sectors informed as needed
- Bachelor's degree
Additional Qualifications
- Experience training and managing outsourced R/E contractor staff to meet business requirements including transaction, project management and occupancy planning
- Knowledge of architecture and design
- Ability to develop relationships with internal stakeholder groups including Finance and Accounting, Compliance, Risk, or Security
- Ability to display business acumen
- Possession of excellent analytical and problem-solving skills
- Possession of excellent verbal and written communication skills
- Master's degree
