About the role

GENERAL PURPOSE:
The purpose of this position is to support store development initiatives, ensuring successful day-to-day operations through overseeing the maintenance of Harmons buildings, properties, and assets. Working closely with the Vice President of Store Development, this position will be responsible for ensuring cost-effective, high-quality project management through vendor coordination and relationship building to maintain a positive and productive environment.
ESSENTIAL DUTIES & RESPONSIBILITIES:
• Assist with the development and execution of new and remodel construction projects
• Management, service, installation, maintenance and repair of all types of commercial refrigeration and HVAC/R systems including self-contained units, reach-in coolers/freezers, walk-in coolers/freezers, rack systems, ice machines, A/C units, furnaces, make-up air units, boilers, chillers, etc.
• Manage food service equipment, electrical, and plumbing
• Manage projects to ensure that they are cost effective, high quality, and completed within budget
• Builds and maintains positive relationships and continually works to create a calm atmosphere
• Review proposals, documents, and consider environmental impact when awarding contracts
• Develop contractual agreements with vendors including but not limited to refrigeration contractors, landscaping, snow removal, plumbing, and electrical
• Develops and lead preventative maintenance planning and execution
• Resolves issues with general and sub-contractors
• Ensure contractors perform in accordance with plans and specifications
• Anticipate opportunities that could impact the maintenance schedule and deadline
• Manage maintenance projects on-site and off-site
• Ensure the list of general and sub-contractors is maintained
• Comply with federal, state and local heating, ventilation, air conditioning and HVAC/R industry regulations and guidelines (for example, building codes, indoor air quality, cold chain requirements) by conducting inspections and making repairs
• Manage and coordinate the repair of all building maintenance issues
• Manage the purchasing and evaluation of equipment
• Coordinate and work closely with the sales directors, merchandisers, and category management team
• Ensure vendor partners adhere to legal and operational compliance requirements
• Coordinate with the appropriate vendor for equipment installation and maintenance
• Completes assigned tasks efficiently and in a timely manner
• Stays current on trends and technology in the industry
• Communicates openly, effectively, and frequently
• Manage the Accruent program including preventative maintenance and asset management
• Delivers excellent customer service to all associates, customers, partners, and suppliers
• Follows established departmental and store policies and procedures
• Assists as needed to ensure the success of the company as a whole

Desired knowledge, skills, and abilities:
A high school diploma or GED is required; 2 or 4 year college degree in business, civil, mechanical, electrical, construction management, architecture or a related field preferred; certifications in key maintenance areas, including electrical, plumbing, and HVAC systems; or any combination of education, experience, and training which provides the following knowledge, skills and abilities:
• Ability to lead retail management and contractors through new construction and remodel projects
• Knowledge of best construction practices, state laws, architecture
• Knowledge in retail business practices
• Knowledge of health and agriculture inspection requirements, building department licensing and permit needs, EPA knowledge and OSHA requirements
• Knowledge of controllers, CPC, Danfoss, Einstein, Comtrol, food service equipment, plumbing and electrical
• Knowledge of Freon gas, Glycol, CO2, all secondary refrigerants, roof top units (RTU), Grease Duct, Air Scrubber and Bundle Repair
• Must have the ability to think conceptually
• Excellent working knowledge of the Microsoft Office Suite, email and the internet
