The Asset Management Operations Department is responsible for protecting and enhancing the value of City-owned real estate assets and to serve the operational needs of tenant businesses. In addition, the Department collects lease and fee income revenue for EDC and assists EDC in the allocation of resources among its properties. 
 
Position Overview:  Reporting to the Sunset Park (“SP”) Management Team, this is a supervisory field position that will oversee the Operations and Maintenance (O&M) of City-owned properties within the Asset Management portfolio at NYCEDC, specifically the Sunset Park Campus in Brooklyn NY and other properties as assigned within the EDC portfolio. This role will primarily be located at MADE Bush Terminal and will report to the AVP of Operations the MADE Campus. 

Essential Duties & Responsibilities:

• Maintenance & Repairs: Perform preventive maintenance, repairs, and emergency services on EDC properties as directed. Responsibilities include but are not limited to, electrical equipment/systems, plumbing, heating ventilation and air conditioner (HVAC), mechanical systems, carpentry, painting, masonry, landscaping, and other general repair needs.  In-house repairs should be conducted when practical.  
• Contracted Repairs: Coordinate outsourced maintenance and repair services for tasks beyond general in-house repair capabilities. Liaise with the SP management team and designated EDC retainer contractors to schedule and oversee contracted work.  Provide contractor access, ensure proper site escorting, and monitor progress throughout the service period. 
• Supervisory Duties: This position includes supervisory responsibilities with at least one direct report.  Key duties such as time sheets, performance reviews, employee development and other managerial tasks are expected in this role.  
• Training: Participate in training programs with the SP team aimed at enhancing technical knowledge and skillsets related to building and campus systems. Provide hands-on coaching and guidance to build a well-rounded team. 
• Inspections & Work Orders: Partner with EDC Facility Director to ensure that the campus and its facilities are routinely inspected, and work orders are logged appropriately in accordance with EDC requirements.  Delegate and oversee scheduled inspections and work orders to direct reports, ensuring timely execution and compliance. 
• Communication and Report Outs: Effectively communicate with internal EDC teams and external stakeholders as needed.  Provide clear and concise status updates on repairs, projects and ongoing maintenance efforts.  
• Field Management: Assist in management of on-site EDC Field Staff and contracted retainer workers. Support and assist in the coordination of contactor site visits and/or repairs. Ensure appropriate coverage and overlap among EDC/contracted staff. 
• Emergency Response: Respond to emergencies as required. Must be available and responsive 24/7, providing support and solutions during the decision-making process as issues arise. 
• Snow Removal: Collaborate with the team to develop and execute logistics plans for snow removal operations. Coordinate with appropriate contractors to ensure there is coverage for the removal event.  Be prepared to report on-site to coordinate with field staff and participate in removal efforts.
