Key Responsibilities
Financial Leadership & Strategy
- Lead and oversee the investment analyst team, ensuring precise financial modeling and underwriting that strategically positions our real estate deals to drive positive business outcomes for NexCore, while making our investments attractive and achievable for clients, investors, and lenders.
- Develop and execute strategies that align with both the short-term and long-term financial objectives of the company, particularly in relation to underwriting, deal structuring, and securing optimal financing.
- Collaborate with the executive team to guide strategic planning efforts, ensuring all financial models support sound decision-making, enhance profitability, and uphold financial feasibility across all projects.
Underwriting & Investment Analysis:
- Lead and participate in all underwriting activities, including the thorough analysis of potential real estate investments, project financing structures, and risk assessments.
- Oversee and directly contribute to the evaluation of financial performance for existing assets and the financial feasibility of new projects across the senior living, medical, and science and technology markets.
- Manage and engage in the preparation of detailed financial models, sensitivity analyses, and investment return assessments to guide and support strategic decision-making.
Capital Markets & Financing:
- Support the SVP of Treasury and the CCMO, in working closely with lenders, investors, and other financial partners to secure project financing, including structuring debt and equity arrangements.
- Collaborate with the SVP of Treasury and the CCMO to manage capital allocation and funding strategies, ensuring optimal financing solutions are properly represented in our models.
- Leads the coordination and preparation of marketing materials and content for debt and equity proposal presentations, ensuring comprehensive and compelling debt and equity books for meetings and inquiries. Responds to follow-up inquiries and requests from lenders, investors, and capital partners, maintaining clear and timely communication. Team Leadership & Development:
- Build, mentor, and lead a high-performing finance team capable of supporting the company’s growth and investment goals.
- Foster a culture of continuous improvement, encouraging innovation and best practices within the finance department.
- Provide regular training and development opportunities to enhance the team’s skills and expertise in underwriting, financial analysis, and real estate finance.
Skills, Knowledge, & Expertise
Education:
- Bachelor’s degree in finance, accounting, economics, or a related field; MBA or master’s degree in finance is strongly preferred.
- CPA or CFA designation is a plus.
Experience:
- Minimum of 10 years of experience in finance, with at least 5 years in a senior leadership role within real estate finance.
- Proven experience overseeing underwriting for real estate developments & acquisitions, particularly in healthcare, senior living, medical, and/or science and technology.
- Strong understanding of real estate capital markets, financing structures, and financial modeling.
Skills:
- Excellent leadership and team management skills with a track record of building and leading high-performing teams.
- Strong analytical and financial modeling skills, with the ability to synthesize complex data into actionable insights.
- Exceptional communication and presentation skills, with the ability to convey financial concepts to non-financial stakeholders.
- Ability to work in a fast-paced, dynamic environment with a focus on results and accountability.
Benefits
- Compensation: $130,000 - $180,000 / year
- Eligible for discretionary benefits: performance bonus target
