Summary
We are seeking a Senior Occupancy Planner to deliver occupancy and space solutions that achieve our client's corporate real estate strategies. You'll advise on what's possible within the framework of workplace programs and portfolio strategy. This role reports to a Regional Planning Lead and interacts with business leaders and the Real Estate team up to the senior manager level.
The position is based in Phoenix, AZ or Dallas, TX, with consideration for candidates in Houston or St. Louis willing to travel occasionally.
What this job involves
As a Senior Occupancy Planner, you'll support workplace strategies and solutions for various projects, solving occupancy and space issues within our client's workplace program guidelines. You'll interact directly with the client's Real Estate team and Line of Business partners as part of an integrated team including Occupancy Planning, Market Planning, Move Management, and Project Management.
Relationship Management & Delivery
Build relationships with end users to understand business needs and resolve workplace issues
Serve as the go-to resource for workplace program questions, space, occupancy, and allocations for assigned business lines
Collaborate with move coordination teams to support strategic migration schedules and tactical moves
Manage dynamic workloads and shifting priorities effectively
Occupancy Planning Expertise
Reconcile space utilization data and track actual seat demand at the group level
Develop occupancy solutions including stacking plans, block plans, allocation plans, and adjacency diagrams using AutoCAD, PowerPoint, and Excel
Support projects at existing and new properties: co-locations, scenario planning, flexible workspace, renovations, densification, and restacking
Conduct feasibility reviews and present multiple scenarios using data and analytical insights
Manage occupancy data, space requirements, and move work orders to ensure timely completion and regulatory compliance
Develop business cases considering requirements, client initiatives, time constraints, and projected demand
Document scope accurately including move lists, pricing options, and execution plans for project management handoff
Workplace Analytics
Report on utilization, building data, and occupancy metrics at campus, metro, or regional levels using business intelligence dashboards, CAFM/IWMS, and Excel
Manage space allocations and data accuracy using FM:Systems Space
Ensure seat assignments comply with adjacency and compliance requirements

5+ years in occupancy/space planning for corporate clients, interior office planning, renovations, or related corporate real estate functions
Bachelor's Degree
Commercial interiors space planning skills using AutoCAD
Strong Excel skills (pivot tables, VLOOKUP, calculations) and ability to interpret floor plans
Proficiency in CAFM/IWMS databases (FMS, Manhattan, Tririga, Archibus) and Microsoft Office Suite
Knowledge of workplace strategy, office design principles, and trends (mobile/collaborative workplace)
Excellent communication skills—written, verbal, and presentation
Strong analytical and creative thinking with ability to simplify complex information
Client-focused relationship building and collaboration skills
Detail-oriented with strong organizational and time management abilities
Ability to work independently and meet deadlines
Change management experience is a plus
