ABOUT THE ROLE & THE DEPARTMENT:
Capital Building Projects is a newly established City department that provides high-quality professional management of municipal building renovations. The department plays a key role implementing strategic City priorities around climate change mitigation and resiliency. The department has 18 full-time employees, and a building project portfolio valued at greater than $500 million for planned and ongoing construction. The size of the staff team and the value and complexity of the project portfolio are expected to grow over time.
The Director of Systems Support & Maintenance is a new position and key member of the Capital Building Projects Department. This position reports to the Director of Capital Building Projects.
This Director is responsible for managing the Building Management Systems Manager (BMS), Building Managers, Net Zero Manager, Contract Specialist and all trade staff. This position ensures that City trade staff and outside contractors provide the required maintenance for all City and School Buildings. This includes all newly constructed or renovated systems in buildings that have been recently constructed under the City’s NET ZERO Ordinance and are maintained as required to ensure they continue to operate efficiently as designed. This position is also responsible for the management of all existing City Buildings that have not recently been constructed or renovated under the Net ZERO Ordinance. The Director of System Performance and Maintenance will set up protocols and procedures for all positions that directly report to it. Major program areas also include.
Projects are located throughout Cambridge. Building types include schools, youth and senior centers, office buildings, libraries, public works facilities, garages, firehouses, and other public safety buildings. Projects may include new construction, complete building renovations, MEP/FP upgrades, energy efficiency improvements, envelope improvements, and photovoltaic installations.
ESSENTIAL DUTIES & RESPONSIBILITIES:
Specific duties include but are not limited to the following:

Oversee a new division and members, guiding the overall maintenance of building systems, i.e. Heating Ventilating Air Conditioning and Fire Protection systems, Electrical systems, and other unique building systems associated with the various building uses throughout the city

Provide guidelines and procedures of interaction between the BMS Manager, Building Managers and Net Zero Manager

Provide and create overall maintenance schedules for each City building with the BMS Manager and Building Manager(s)

Coordinate with Design and Construction teams, to ensure all new projects include detailed system information and performance requirements
