That’s Nice, But What’s the Job?

The Facility Technician (Specialist, Facilities Maintenance) will be responsible for the day-to-day facility maintenance of our two (2) Mesa, AZ and Tempe offices containing approximately 190,000 square feet & housing roughly 1,500 employees.  The Facility Technician will field and dispatch any facility related repairs/maintenance including electrical, plumbing, mechanical and desk/furniture items to outside vendors. Once the needed trades are assigned to 3rd party vendors, the Facility Technician would then oversee trades of appropriate vendors for those repairs while managing internal budgets and NTE’s.  The Facility Technician would also be supported by and oversee the onsite Janitorial Staff.  The Facility Technician would report directly to onsite management, while leveraging the Home Office Real Estate Department as needed.

Job Responsibilities

  • Manage 3rd party vendors towards timely resolutions while maintaining NTE limits.

  • Complete all reactive/proactive/preventative repairs and maintenance via 3rd party vendors.

  • Conduct routine detailed property inspections and identify issues for proactive work orders.

  • Monitor and maintain all building mechanical systems, HVAC, and building automation systems including EMS with the assistance of outside vendors.

  • Field and dispatch all applicable electrical repairs (interior/exterior lighting, light switches, outlets, loss of power, etc.).

  • Field and dispatch all applicable plumbing repairs (loss of water pressure, broken hot water heaters, clogged/blocked lines, etc.).

  • Field and dispatch repairs to call center equipment including desks, chairs, and fitness equipment.

  • Supervise the maintenance of critical infrastructure equipment including but not limited to: fire suppression, onsite generator, generator transfer switches and UPS cabinets.

  • React to emergency-situations/adverse working conditions while making concise & informed decisions (i.e. burst pipes during winter storms including remediation, loss of HVAC during peak summer months, etc.).

  • Endeavor to analyze trends, improve efficiencies, and find innovative solutions to existing processes in order to improve cost savings.

  • Ensure that the work is safely performed to an appropriate quality level and complies with applicable codes, company policies, government regulation standards (OSHA) and legal requirements.

Job Requirements

  • Self-starter/Independent worker.

  • Ability to perform physical tasks including lifting items up to 50 lbs.

  • Highly organized with an attention to detail.

  • Ability to manage multiple projects and competing priorities.

  • Ability to multitask in a high paced environment.

  • Maintain positive communication and relationships with management, coworkers, and vendors.

  • Proficient in Excel and Microsoft Office.

  • Strong problem-solving skills.

Work Experience

  • Minimum of 3-5 years of commercial building maintenance.

  • Lead or Supervisor experience (preferred).

  • Experience in HVAC controls and lighting controls systems.

  • Strong background in vendor management.

Education

  • High School Diploma (required).

  • Bachelor’s Degree (preferred).

  • Trade School or Accredited Apprenticeship Training Program (preferred).

Job Type/Compensation

  • Full-time (M-F: 7:00 am – 4:00 pm)
