The Business:
Our recently launched credit platform acts as a direct lender to residential real estate investors. We source, underwrite, structure, originate, and manage a variety of asset-backed debt instruments, ranging from term loans to highly structured growth facilities. We are seeking an experienced Credit Investment Associate to join the growing Evergreen Credit team. This role will be directly involved in all parts of the investment process, from initial financial analysis through diligence, structuring, closing, and post-closing management.
This is a unique opportunity to be an early hire and strategic member of the Evergreen Credit team, and the position also represents a rare blend of a traditional deal-oriented finance role with an entrepreneurial business-building startup role.
This office-based position may be in either Dallas Downtown or New York City, with a 4/1 hybrid work schedule available.
The Role: This position includes, but is not limited to, the following responsibilities:
- Financial Analysis: Model the expected cash flow of real estate portfolios, calculate key credit metrics, and present the analysis to potential Borrowers and Capital Partners.
- Due Diligence: Lead the due diligence process, which includes collecting, organizing, and analyzing materials from Borrowers as well as coordinating with third party service providers to facilitate the review and closing of transactions.
- Deal Structuring and Negotiation: Support the team throughout the loan structuring and negotiation process by performing ad-hoc analyses, drafting term sheets and materials, and communicating with Borrowers and Capital Partners.
- Deal Management: Operate as the “quarterback” of the deal from term sheet to closing. Manage the progress of workstreams, review loan documents, coordinate with legal counsel and other third parties, and solve problems that arise.
- Investment Memorandums: Lead the preparation of Investment Memorandums and other documentation to support presentations to the Investment Committee.
- Portfolio Management: Manage our growing portfolio of existing loans. Responsibilities include reviewing performance and covenant compliance, managing loan modifications and draws, communicating with our Borrowers, working with our third-party servicers, and delivering reports to our Capital Partners.
- Real Estate Analysis: Collaborate with the real estate underwriting team to analyze the quality, location, and valuation of the real estate securing our debt facilities.
- Product Development: Help develop new lending products and improve our existing loan products and processes.
- Industry and Capital Markets Research: Monitor and research the private lending and ABS markets, including peer analysis, public debt issuances, and tracking of economic indicators.
- General Business Development: Special projects, building processes and databases that make us more efficient, and a general mindset that everything we do should be done with an eye towards scalability (creating high quality templates that can be relied on for future use, maintaining clear records and organized files, etc.).
Qualifications and Experience:
Qualifications
- Undergraduate degree and strong academic background
- 2-5 years of experience in finance, investment banking, private equity, real estate investing, or similar fast-paced and transaction-oriented types of roles
- Experience with lending, debt capital markets, real estate finance, SFR, or startups is a plus
- Natural comfort with quantitative analysis and superior attention to detail
- Proficiency with Excel, PowerPoint and Word
