Summary
Under general supervision, this position provides overall maintenance support for complex facilities with offices, laboratories, computers, warehouses, and other special-purpose spaces. Work assignments are given in terms of program areas of responsibility. The incumbent performs preventive maintenance and general repairs on building operating systems (e.g., Heating, Ventilation & Air Conditioning (HVAC); electrical; plumbing; other mechanical; and lighting). Incumbent also performs general carpentry and repair of facility structures. The Incumbent also receives non-supervisory guidance from the site-designated Government Point of Contact. Performance is evaluated in terms of effectiveness in completing assigned preventative maintenance and inspection services, successful completion of assigned work order projects and fostering and maintaining constructive and positive work relationships with all staff and management.
The pay rate for this position is $42.46/hour.

Essential Duties and Responsibilities
- Perform preventive maintenance, repair, and inspection of building operating systems to ensure proper operation independently. Systems covered include heating, ventilation & air conditioning (HVAC); electrical distribution; lighting; plumbing; laboratory support; heat source boilers; and other mechanical systems.
- Corrects deficiencies discovered due to preventive maintenance, inspections, or defects during normal operations.
- Perform preventive maintenance and inspection work per appropriate maintenance manuals and technical service bulletins.
- Maintains up-to-date inspection and maintenance logs.
- Performs a variety of multi-skilled trades to address facilities maintenance needs. Tasks covered include actions such as (but are not limited to): light fixture replacement; window replacement; office reconditioning (e.g., flooring replacement, plumbing & electrical wiring repair and replacement, wall surface repairs, and painting), bookshelf installation; and furniture repairs.
- Develop, establish, and utilize schedules and methods for preventative maintenance and providing other facility maintenance services; identify resource needs and reviews needs with appropriate management staff.
- Makes recommendations for changes and improvements to existing facility maintenance standards, policies, and procedures and participates in the implementation of approved policies and procedures.
- Monitors work activities to ensure compliance with established policies and procedures.
- Monitor and control supplies and equipment; order supplies and tools as requested.
- Perform all work conforming to applicable Occupational Safety and Health Act regulations.
- Maintains open communications with the Facility Manager regarding all work activities and makes recommendations for repairs and improvements in the facility maintenance processes.
- Demonstrated knowledge of the ability to use hand tools and other equipment related to the position.
- Assign work requests.
- Attend client meetings.
- Performs other facility maintenance, repair, and inspection services as assigned.

Minimum Qualifications
- High School Diploma or equivalent
- Seven (7) years of increasingly responsible facility maintenance experience
- Knowledge of operations, services, and activities of building maintenance, repair, and construction program.
- Knowledge of materials, methods, terminology, equipment, and tools used in the maintenance, repair, and construction of building structures and systems including those used in performing rough and finished carpentry, plumbing, heating, electrical, mechanical, and painting work.
- Basic knowledge of mechanical equipment and the ability to diagnose and correct equipment malfunctions and a working knowledge of basic machinery, preventive maintenance, and repair.
- Knowledge of principles and practices of safety management and Occupational Safety & Health Administration standards.
- Knowledge of and ability to use tools of office automation, including computers and applicable software applications such as word processing, spreadsheets, databases, and building management software.
- Knowledge of pertinent local, state, and federal laws, ordinances, codes, and rules.
- Ability to read, understand, and apply facility maintenance manuals and technical bulletins, construction drawings, plans, and specifications.
