POSITION BASED: Conifer’s Regional Office in Mount Laurel, NJ OR at a Conifer property in Southern NJ, OR Flexible Home Base Location within Conifer's portfolio.
Under direction of the Regional Vice President and the District Managers in the regions, the Regional Facility Manager is responsible for working closely with Conifer property management leadership on a strategic level at our Conifer properties (21) in our South Jersey regions. Will create, implement and manage operational objectives and processes in a region-wide setting, while remaining adaptable to the constantly changing environment. Will navigate multiple stakeholders, varying priorities and high-level communications across different settings. Weekly travel (3-4 days) to sites across Southern NJ and Philadelphia. apartment communities will be expected with an occasional overnight if needed; additional travel for trainings, regional meetings with overnights will be scheduled.
RESPONSIBILITIES WILL INCLUDE but will not be limited to:
• Take a portfolio approach to ensure systematic, comprehensive and consistent standards, processes, and practices across the portfolio.
• Build trusting relationships with Regional Vice Presidents, Director of Maintenance, Regional Managers, and District Managers.
• Act as a partner with Property Management leaders to enhance their operations.
• Effectively communicate Conifer mission, standards, and strategies to Property Management leadership through site visits, collaborative meetings, along with timely, relevant, thorough and tailored communications.
• Ensure all company maintenance policies, standards, and procedures are being communicated, implemented and enforced within the regions.
• Be accountable for maintenance budgets and capital expenses from the development of annual plans, to forecast and tracking of monthly/quarterly finances. Collaborate with Asset Management team members to analyze and report on financial trends for sites and regions.
• Assist District Managers, Regional Managers, Regional Vice Presidents, and Director of Maintenance in developing scope, bidding-out, and supervising large capital projects.
• Collaborate with peers to ensure consistency and best practices across regions.
• In collaboration with Property Management leadership, enhance and implement the Preventive Maintenance program across the portfolio.
• In conjunction with corporate resources, coordinate technical training for all maintenance associates on all levels, policies and provide hands-on support and classroom instruction as required.
• Provide regular updates to Regional Vice Presidents, Regional Managers, and District Managers making recommendations to improve on safety policies and practices.
• Lead, oversee, and marshal resources for all upcoming agency, governmental, owner, and partner inspections in your region to help regional and local leaders effectively drive toward optimum results.
• Provide technical assessments and feedback to Regional Vice Presidents, Regional Managers, District Managers, and Director of Maintenance regarding maintenance staff within your territory.
• Work closely with Development leadership to improve ongoing site maintenance, physical operations, monitoring of systems, and maximizing asset value over the long-term.
• Be knowledgeable in workplace safety, vendor/contractor safety standards, claims reporting, property loss prevention, and provide sites best practice guidance in the area of Risk Management.
• Develop and implement a comprehensive system for testing compliance to Conifer standards, monitoring, and reporting on facilities physical operations.
• Take the lead, become knowledgeable, and communicate new methods, technologies, and factors associated with maximizing long-term physical asset
