Lincoln Property Company is actively recruiting a Regional Engineering Manager with experience in industrial ammonia refrigeration. This candidate will initiate, direct, operate, and maintain facilities equipment including anhydrous ammonia refrigeration, air compressors, electrical systems, piping, and building maintenance. This position will also be responsible managing maintenance technicians and promoting the safe, efficient and compliant maintenance operation of the facilities. This individual will be a pro-active leader who is comfortable leading change and can effectively engage with the maintenance team, cross-functional departments
Role Responsibilities:
- Be a TEAM Player - lead cooperatively with others to meet daily demands.
- Plan, initiate, coordinate and monitor all facilities and equipment maintenance activities within a temperature-controlled warehousing environment.
- Responsible for overseeing the safe operation and maintenance of the refrigeration equipment, building maintenance, racking, and material handling equipment in a manner that minimizes disruption to client product handling, promotes employee safety, and assures minimum operating costs.
- Monitors, adjusts, and tracks all equipment and systems to help reduce energy / utility costs and actively promote energy efficiency at the facilities.
- Monitors, logs, and ensures that daily inspections of refrigeration systems and buildings
- Ensures that the facilities maintain an effective preventative maintenance program for refrigeration, building, racking, and material handling systems.
- Supervises the performance of troubleshooting, maintenance and repairs for all systems in the refrigeration department (Engine rooms, temperature-controlled rooms, Fire sprinkler systems, water systems and all controls related).
- Oversight includes primary leadership of the maintenance team, managing both internal hands-on work assignments and outsourced services.
- Ensure that designated facilities and equipment meet Lincoln Property’s and customer requirements, providing proactive solutions and support as required.
- Ensure health, safety and industry policies and standards are kept in compliance.
- Lead and assist with assigned financial management activities, including purchasing, vendor contracting, forecasting, and controlling operating expenses.
- Initiate, coordinate and monitor continuous improvement initiatives within the maintenance arena, continual driving to attain the highest levels of customer satisfaction.
- Comply with all standard operating procedures and requirements under Lincoln Property guidelines, and with all regulations (local to federal).
- Computerized Maintenance Management Software (CMMS) – to schedule and record all work orders and preventative maintenance.
- Ensure that the company’s PSM complies with federal, state and county regulations. Includes but not limited to updating procedures, schematics and site maps.
- Participates in other initiatives, projects and duties as assigned.
Role Qualifications:
- Education: Bachelor's Degree, and/or successful equivalent of professional development and results in facilities and equipment maintenance.
- 10 years of experience in a facilities maintenance leadership role.
- 10 years of experience working with ammonia based industrial refrigeration systems - experience with ammonia refrigeration systems is essential for this position.
- Experience with food grade warehouse maintenance, including Process Safety Management (PSM), Risk Management Planning (RMP).
- Strong knowledge of all facilities and equipment maintenance concepts, including electrical, hydraulic, mechanical, and related computer applications.
- Experience in overseeing maintenance activities, including safety, security, vendor relationships, industry compliance.
- Experience with in-house and outsourcing of preventive maintenance and repairs of facilities and material handling equipment.
- Completion of Refrigeration Engineers and Technicians Association (RETA) CIRO or CARO certification required.
- Demonstrated expertise in budgeting and overseeing capital projects.
