Overview
The Maintenance Technician is responsible for fixing and maintaining the grounds, facilities, and amenities of the community ensuring that all mechanical systems and equipment are functional and properly maintained in a safe and aesthetically appealing condition.
The Maintenance Technician provides exemplary service in a manner consistent with the values and mission of the Castle Group. He or she performs all responsibilities while demonstrating outstanding customer service skills representative of Castle Royal Service.
Responsibilities
Essential Duties and Responsibilities
- Reviews and completes work orders daily and/or weekly as assigned by Maintenance Supervisor or Property Manager
- Routinely inspects community to identify any maintenance issues or potential hazards and advises supervisor for proper repair or replacement
- Checks all lighting and replaces bulbs as needed.
- Makes general carpentry, electrical, plumbing, mechanical, and other minor community/building repairs as long as a permit is not required to complete the job.
- Pressure washes decks, sidewalks, entrances, garbage bins and A/C and heat pump pads as necessary to maintain neat appearance.
- Maintain any applicable recreational amenities which may include and are not limited to tennis courts, pickleball courts, basketball courts, bocce courts.
- Responsible for waste management and clearing out trash compactor, as needed
- Painting and touch-up of all common areas as needed or assigned.
- Properly performs lifting/moving heavy items to help set up and breakdown for events
- Regularly check AC equipment, which may include drip pans, drain lines and filters.
- Assists with storm preparation and clean up (i.e. tropical storms, hurricanes, or other storms/wind events).
- Ensures all safety precautions and procedures are followed while performing duties in compliance with OSHA guidelines and requirements, including understanding of MSDS requirements.
- Maintains records and other maintenance reports as directed by Supervisor.

Education and Experience
- High school diploma or equivalency required.
- 1+ years in maintenance or similar position
Skills and Abilities
- Some sites may require extra vocational requirements such as HVAC or CPO certifications.
- Proficiency in reading technical manuals, blueprints, and schematics to troubleshoot equipment.
- Strong customer service, communication, and interpersonal skills to help create effective customer-focused relationships with all levels within the organization.
- Able to work under tight deadlines and use time effectively based on key priorities.
- Ability to utilize electric or gas-powered equipment in a proper, safe and effective manner.
- Basic command of computer hardware/software, specifically Microsoft Office Suite.
- Effective written and verbal communication skills
- Excellent interpersonal, prioritization and organizational skills.
- Strong analytical, attention to detail and problem-solving skills.
- Ability to act with integrity, professionalism, and confidentiality.
- Communicate, receive and exchange ideas and information by means of spoken and written language.
