Position Summary

Maintenance Technician II is a mid-level role responsible for independently performing a broad range of maintenance tasks. This position requires the ability to work both independently and as part of a team. Key responsibilities include troubleshooting, repairing, and maintaining properties to ensure they are in optimal condition. The role covers various maintenance activities such as caulking, painting, basic electrical and plumbing work, window and flooring repairs, fencing, roofing, concrete work, janitorial duties, landscaping, and HVAC maintenance. Maintenance Technician II ensures that all buildings, structures, equipment, and appliances are functioning as designed and supports the company in maintaining compliance with State and Federal regulations across the portfolio.

This position reports to the Regional Maintenance Manager with daily worksite oversite from the properties Maintenance Technician III.

Requirements

Essential Job Duties/Responsibilities

· Perform intermediate maintenance tasks, including but not limited to basic electrical and plumbing repairs.

· Troubleshoot and repair HVAC systems with limited supervision.

· Conduct routine inspections and preventive maintenance.

· Maintain accurate records of maintenance activities.

· Assist in training and mentoring Maintenance Technician I staff.

· Respond promptly to maintenance requests and emergencies.

· Ensure compliance with safety regulations and building codes.

· Complete unit make-readies, ensuring vacant units are fully prepared for leasing. Responsibilities include:

  o Conducting initial move-out inspections and documenting unit conditions.

  o Performing key/lock changes, necessary repairs, painting, and deep cleaning.

· Assist in managing the inventory of maintenance supplies and equipment.

· Coordinate with external contractors for specialized repairs.

· Other duties as assigned by leadership to support the mission on Prospera Community Housing. 

· Participate in on-call rotation for after-hours maintenance emergencies.


Certifications

· EPA Section 608 Certification for handling refrigerants.

· OSHA 10-Hour General Industry Certification for safety awareness

· EPA Section 608 Certification for HVAC.

· Certified Pool Operator (CPO) for pool maintenance (If required at location).


Knowledge/Skills/Abilities – General Performance

· Knowledge of Government Inspections and requirements, such as HUD and TDHCA.

· Able to independently use computers, cell phones and other technological devices or tools to document and complete daily assigned tasks or company policies. 

· Have the strong ability to follow written and verbal instructions, ensuring tasks are completed accurately and efficiently within designated timeframes

· Exhibit excellent time management skills by efficiently prioritizing and completing maintenance tasks to ensure minimal downtime and optimal operational performance.

· Strong knowledge of building systems and maintenance tasks.

· Good problem-solving skills and attention to detail.

· Ability to work independently and as part of a team.


Supervisory Responsibilities

There are no supervisory responsibility or direct reports for this position.


Education & Experience Required

· High school diploma or equivalent; technical or vocational training preferred.

· Minimum of 2 years of experience in property maintenance or a related field.

· Valid driver's license and reliable transportation.


Communication Required

· Bilingual (English/Spanish) preferred, but not essential.
