DUTIES AND RESPONSIBILITIES

  1. Completes all assigned tasks in a timely manner as instructed by V.P./E.D./ Director of Maintenance.
  2. Maintains orderly and consistent system of recordkeeping including paper files.
  3. Cooperates with Senior Management personnel, as well as other facility personnel to ensure that the property and related services are adequately maintained to meet the needs of residents.
  4. Creates and maintains a calm, warm positive atmosphere of personal interest.

 

  1. Treats residents, residents’ family members, visitors and fellow employees with courtesy, respect and dignity.
  2. Keeps Executive Director and Director of Maintenance informed in identifying and correcting problem areas and/or improving services.
  3. Adheres to established employee policies.
  4. Maintains confidentiality regarding corporate and resident matters.
  5. Primary duties regarding resident’s rights:
  6. Ensures that all communication and care is provided in privacy.
  7. Provides proper notice to residents before entering residents’ apartment.
  8. Reports all grievances and complaints made by residents to Senior Management and responds to resident complaints within 5 working days.
  9. Reports all allegations of resident abuse and/or misappropriation of resident property to Senior management and ensures all other staff is notified as necessary.

III. Primary duties regarding the core performance responsibilities of the Maintenance Technician:

  1. Work with Site Managers and Director of Maintenance to turn around apartments in 10 days in order to maintain maximum occupancy.
  2. Maintains compliance with HUD/ADA/OASHA/NFPA Building regulations under the direction of Senior Management.
  3. Places orders, obtains competitive pricing on purchases and services.
  4. Accurately codes and forwards invoices promptly.
  5. Assists Director of Maintenance/Executive Director in preparation of annual budget.
  6. Completes work orders within 72 hours of receipt.
  7. Works in cooperation with Site Managers and Service Coordinator in serving residents.  Refers resident issues to the Site Manager and Service Coordinator.
  8. Works with vendors and contractors when at Housing Site.
  9. Posts and maintains regular scheduled office hours. Office is open during these times except when approved by Sr. Mgmt.
  10. Performs other related duties as required.

 

  1. Follow guidelines for funding sources on grounds keeping and maintain the upkeep of the Housing Sites.
  2. Completes plumbing, painting, electrical work, minor construction, dry wall work, landscaping and trash removal at housing sites.
  3. Maintains and upkeeps required maintenance logs.
  4. Primary duties regarding work relations and team work:
  5. Understands the relationship of this job to the organization’s mission and to other jobs in the organization.
  6. Willingly works with co-workers, supervisors and staff to solve problems and to improve processes and services.
  7. Works effectively with professionals in the property management networks.
  8. Develops and maintains good working relationships with venders in the communities surrounding Housing sites.
  9. Works cooperatively with staff to develop a positive work atmosphere. Facilitates       regular (weekly) staff meetings. 
  10. Identifies and acts on opportunities to help and support work efforts of co- workers.
  11. Mentors, assists and trains new and/or extended staff as directed.
  12. Asks for help and support of own work efforts when appropriate.
