POSITION SUMMARY:

The Maintenance Supervisor will be responsible for the financial and physical well being of a

100 to 300 unit apartment community. You will have between 1 and 5 direct reports.


ESSENTIAL DUTIES AND RESPONSIBILITIES:

  •  Carries the responsibility for maintaining the physical integrity of the community at all times. This involves predicting problems as well as solving problems.
  •  Complete the most demanding Service Requests
  •  30 minute response time to Emergency Service requests and property disasters (fires, floods, freezes, ect)
  •  Complete/oversee all work orders and turnovers; predicting ability to complete within RM standards and contracting out when needed.
  •  Ensure property is meeting or exceeding 7-day turnover and 48-hour work order goals
  •  Walk Units for progress and well-being weekly
  •  Schedule and complete preventative maintenance program
  •  Periodically check the work progress of each maintenance employee. Provide immediate assistance and feedback.
  •  Assist Community Manager in the recruiting and interviewing of potential staff members
  •  Provide feedback to Community Manager on employee performance
  •  Schedule Subcontractor activities and inspect all of subcontractor work
  •  Hold Subcontractors responsible for agreed upon scope of work.
  •  Identify and correct hazardous community conditions
  •  Provide Great Customer Service to Residents
  •  Ensure Safety Protocol is being followed.
  •  Insure adequate levels of inventory and order all materials for the property to operate effectively
  •  Call out specialty trades such as plumbers and electricians once appropriate authorization has been granted.
  •  Ensure shop is well organized and adequately stocked
  •  Ensure employees have adequate hand tools to conduct the work
  •  Solve operational problems and conflicts
  •  Fill in for missing maintenance personnel when needed
  •  Inspect buildings and grounds for deferred maintenance and repair
  •  Plans a systematic program of preventative maintenance
  •  Ensure competitive bids have been received for all routine subcontractor work
  •  Ensure EPA regulations are being followed
  •  Other tasks as assigned


Requirements

SKILLS AND QUALIFICATIONS:

  •  Positive can do attitude
  •  On-call availability on nights and weekends
  •  EPA Universal Certificate
  •  3 to 5 years in maintenance field with demonstrated experience and advancement
  •  Great mechanical aptitude in appliance repair, plumbing systems, HVAC systems, electrical systems
  •  Ability to lead and direct others
  •  Ability to prioritize activities
  •  Ability to self-direct
  •  Ability to work in adverse weather conditions
  •  Hand tools necessary to do the job.


EDUCATION, TRAINING AND/OR EXPERIENCE:

High School Diploma or Equivalent - Some college or advanced technical training is

preferred and 3 to 5 years of maintenance experience

Writing: Inventory maintenance, requisition requests, required maintenance reports.

  •  Lifting/carrying (supplies, replacement parts, ladders, etc.):

Over 150 lbs. Rare need (less than 1% of the time)


75 - 150 lbs. Occasional need (1 % to 33% of the time)


25 - 75 lbs. Frequent need (33% to 66% of the time)


1 - 25 lbs. Constant need (66% to 100% of the time)
