Maintenance Engineer

What this job involves:

As a Maintenance Mechanic at JLL, you'll play a vital role in keeping our clients' facilities operating at their best. You'll support the inspection, maintenance, and repair of mechanical, electrical, and plumbing systems across assigned properties, ensuring every space functions smoothly and safely. From performing preventive maintenance and responding to repair work orders to conducting facility inspections and addressing interior and exterior building needs, your technical skills will directly impact the quality of our clients' environments. This role combines independent problem-solving with collaborative teamwork, where you'll work alongside operations teams to maintain building systems, equipment, and infrastructure. What your day-to-day will look like:

  • Perform ongoing preventive maintenance and respond to repair work orders on facility mechanical, electrical, plumbing, and other installed systems and equipment

  • Conduct assigned facility inspections and due diligence efforts, reporting on conditions that impact client occupancy and operations

  • Complete general interior maintenance tasks including hanging pictures, installing keyboard trays, repairing office furniture systems, and repairing doors

  • Replace lighting fixtures and ballasts, clean HVAC coils, change filters and belts, and support the operations team with building and equipment maintenance

  • Move office furniture, machinery, equipment, and other materials as requested to support facility operations

  • Complete hazard assessments as necessary and comply with all safety procedures while maintaining good housekeeping in work areas

  • Utilize CMMS systems such as 360 Facility to update work order status in real time and document all work performed

  • Submit P-card receipts daily, perform vehicle safety inspections, and escalate problems or issues to customers and managers in a timely manner

  • Attend work and safety meetings as required and complete all assigned safety trainings on schedule

Required qualifications:

  • High school diploma or equivalent

  • Minimum of 1-3 years of applicable experience in general building repair and maintenance, basic plumbing, and basic electrical work

  • Valid state driver's license with the ability to maintain it throughout employment

  • Ability to lift up to 80 lbs and work from heights, including climbing ladders up to 30 feet

  • Capability to frequently climb, bend, lift, kneel, stoop, and work with arms extended overhead

  • Willingness to work in adverse conditions including extreme cold and extreme hot environments

  • Ability to climb a ladder with a 300 lb weight limit while carrying a tool bag weighing approximately 20 lbs

  • Strong customer service and interpersonal skills with the ability to communicate effectively with clients and team members

Preferred qualifications:

  • Third-party trade certifications in mechanical, electrical, plumbing, or related technical areas

  • Additional licenses as required by local authority having jurisdiction

  • Experience using computerized maintenance management systems (CMMS) such as 360 Facility

  • Familiarity with state, county, and city building codes, ordinances, and regulations
