Position Summary:
The Lead Maintenance Technician will be responsible for overseeing the daily operations of the maintenance department within the organization’s residential housing facilities. This includes performing hands-on repairs, maintenance, and ensuring that all housing units and common areas are well-maintained, functional, and meet health and safety standards. The Lead Maintenance Technician will supervise a team of maintenance staff, coordinate maintenance schedules, and collaborate with other departments to support the residents' needs.

Key Responsibilities:

  • Lead, train, and mentor a team of maintenance staff, ensuring high-quality workmanship and adherence to safety protocols.
  • Perform routine and emergency maintenance, repairs, and inspections of residential housing units, common areas, and outdoor spaces (e.g., plumbing, electrical, HVAC, carpentry, painting, and general repairs).
  • Develop and maintain a preventive maintenance schedule to ensure all equipment and systems are operating efficiently.
  • Oversee the completion of work orders, ensuring timely and accurate documentation of repairs and maintenance tasks.
  • Coordinate with the Facilities Manager to plan and execute larger repair and renovation projects, including sourcing materials and managing budgets.
  • Ensure that all maintenance activities comply with applicable regulations, safety standards, and agency policies.
  • Respond to emergency maintenance requests and perform repairs in a timely and efficient manner.
  • Maintain inventory of maintenance supplies, tools, and equipment, ordering replacements when necessary.
  • Support staff and residents in the facility by ensuring a clean, safe, and comfortable living environment.
  • Collaborate with other departments to address maintenance-related concerns that impact service delivery for residents.
  • Maintain a positive and professional relationship with residents and staff, addressing any concerns or feedback regarding facility conditions.

Work Environment:
The position involves working in residential buildings with adults with developmental disabilities. This may include interacting with individuals with varying levels of needs and providing support to ensure the safety and comfort of all residents. This role will require travel to different residential locations.

Requirements

  

Qualifications:

  • High school diploma or equivalent required; technical certification or vocational training in building maintenance or related field preferred.
  • Minimum of 3-5 years of hands-on maintenance experience, including experience in residential or commercial building systems and general repairs.
  • At least 1 year of supervisory or leadership experience, managing a team of maintenance workers.
  • Knowledge of safety regulations, building codes, and maintenance practices in  residential housing environments.
  • Ability to troubleshoot and repair plumbing, electrical, HVAC, carpentry, and general building systems.
  • Strong organizational and time management skills, with the ability to prioritize tasks and manage multiple projects.
  • Excellent communication and interpersonal skills, with the ability to work collaboratively with staff, residents, and external vendors.
  • Must be able to work flexible hours, including evenings or weekends, as needed.
  • Valid driver’s license and reliable transportation for traveling between facilities.

Physical Requirements:

  • Ability to lift and carry up to 50 pounds.
  • Ability to bend, stoop, kneel, climb, and work in confined spaces.
  • Ability to perform physical labor as required for repairs and maintenance tasks.
