What this job involves:

JLL is seeking a skilled and reliable HVAC Technician to join our facilities operations team in Hopkinton, MA. In this hands-on role, you'll be responsible for maintaining, troubleshooting, repairing, and optimizing HVAC systems to ensure comfortable, efficient, and safe building environments for our clients and occupants. As our HVAC Technician, you'll perform preventive maintenance, respond to service calls, diagnose system issues, and execute repairs on a diverse range of heating, ventilation, and air conditioning equipment. You'll work as part of a collaborative facilities team, supporting operational excellence and contributing to the reliability of critical building systems. What your day-to-day will look like:

HVAC System Maintenance and Repair

  • Perform scheduled preventive maintenance on HVAC equipment including rooftop units, split systems, chillers, boilers, air handlers, fan coil units, variable air volume (VAV) boxes, and related components
  • Troubleshoot and diagnose HVAC system malfunctions using diagnostic tools, technical manuals, and systematic problem-solving approaches
  • Execute repairs on HVAC equipment including compressor replacement, refrigerant leak detection and repair, motor replacement, belt and filter changes, and control system adjustments
  • Conduct seasonal HVAC system start-ups and shutdowns, ensuring proper preparation and transition between heating and cooling modes
  • Monitor building automation system (BAS) for HVAC alarms, performance anomalies, and efficiency opportunities, responding promptly to system alerts

Preventive Maintenance Execution

  • Complete assigned preventive maintenance work orders according to established schedules, procedures, and quality standards
  • Inspect HVAC equipment regularly for signs of wear, damage, leaks, unusual noise, or performance degradation
  • Clean or replace air filters, lubricate moving parts, check and adjust belts, verify proper refrigerant charge, and calibrate controls during routine maintenance activities
  • Document all maintenance activities in the computerized maintenance management system (CMMS), recording findings, actions taken, parts used, and recommendations for follow-up work
  • Test safety controls, pressure relief devices, and operational safeguards to ensure proper function and compliance with safety standards

Emergency Response and Service Calls

  • Respond promptly to HVAC-related service calls, comfort complaints, and emergency system failures
  • Diagnose root causes of HVAC issues including inadequate heating or cooling, poor air distribution, excessive noise, water leaks, or control malfunctions
  • Implement temporary solutions to restore comfort while planning and executing permanent repairs
  • Communicate effectively with building occupants, property management, and facilities leadership regarding service issues, expected resolution times, and completed repairs
  • Escalate complex technical issues or capital equipment failures to Chief Engineer or Facilities Manager with detailed diagnostic information and repair recommendations

Plumbing and Electrical Support

  • Assist with basic plumbing maintenance and repairs including fixture replacement, drain clearing, valve repairs, and water system troubleshooting
  • Support electrical maintenance activities such as lighting repairs, outlet replacement, ballast changes, and basic circuit troubleshooting under appropriate supervision and within scope of qualifications
  • Collaborate with specialized contractors or licensed profe
