About the role

Salary range is $90k to $180k, with a midpoint of $135k.  New hires typically receive between minimum and midpoint, however, we may go slightly higher based on experience, internal equity and market.

GENERAL PURPOSE:

Under general direction, manages, administers, and leads maintenance, repair, and rehabilitation of properties across entire Sound Transit footprint. Develops and implements effective and efficient solutions for highly complex and technical maintenance issues. Plans, prioritizes, assigns, supervises, and reviews the field work of assigned Sound Transit real property staff, real property consultants, and other real property professional service contractors for assigned Sound Transit projects; assumes responsibility for nonoperational real property assets and timely real property transactions in accordance with applicable state and federal laws as well as Agency rules and regulations. Participates in the development, implementation, and evaluation of real property division contracts,, budgets, policies, and procedures; assures compliance with policies and regulations for Agency real property transactions; serves as senior technical expert, team leader, and inter- departmental liaison for real property assigned staff; reviews staff performance and provides guidance or corrective action as indicated; leads real property field staff to assure maintenance activities are on-time and complete. Support staff in achieving Agency goals and objectives.

ESSENTIAL FUNCTIONS:

  • Leads, coordinates, schedules, assigns, and inspects daily activities of assigned staff, consultants, partner agencies, and contractors in accordance with Agency regulations, policies and operating procedures and practices; monitors and participates in after hours and on-call program to assure effective and reliable staff responses to planned and unforeseen incidents and repairs..
  • Ensure assigned staff are oriented and aware of agency and department procedures, safety practices, rail operations, and other governing regulations; improves maintenance processes where applicable.
  • Conducts inspections of properties, building infrastructure, implements continuous improvement of the inspection process; collects and assesses staff and contractor feedback.
  • Establishes the schedules and methods for real property activities on ST-Managed properties ; identifies and forecasts resource needs; reviews needs with appropriate management; and allocates resources accordingly.
  • Manages and participates in the development, implementation, and content update of all business unit policies, procedures, and practices ensuring consistent interpretation and application; responsible for accountability and compliance with all current and applicable state and federal law
